To the zoning board committee, I am writing regarding the amended application #21076 proposing R-4 zoning in the Buffalo Run annexation. I ask the board to deny R-4 zoning for this parcel. I’m appalled by the arrogance of the developers. They have already had their application for an R-5 zoning denied by this committee. They have made minimal changes to their original application and hope for a different outcome . The same rationales for zoning this development R-3 continue to apply. This would be an R-4 island in the midst of undeveloped pastures. It would be incongruent to the surrounding existing development. It doesn’t meet the criteria for an R-4 zoning. There is no proximity to businesses either retail or commercial. There are no grocery stores or restaurants within 2 miles of the proposed development. There is no public transportation. Approving high density development at the proposed Buffalo run would only lead to more vehicles and further degrade Gallatin Valleys air quality. There are no adjacent or even nearby mixed use districts. I am also concerned about Construction Traffic . There will be a huge increase in large trucks traveling the neighborhood streets where our children live and play. The route thru the neighborhood to the proposed development passes several school bus stops. If this development is approved it should be contingent upon the developers first upgrading the access along Fowler Avenue. Thank You William Ollar 3213 S 26th Ave Bozeman Sent from my iPad
