Do not click links or open attachments unless you recognize the sender and know the content is safe. Growth is a hard problem to manage. There are many chicken and egg scenarios to consider even once a master plan is in place. Like most residents of Meadow Creek I acknowledge that there will be future growth around our quiet subdivision and that it may not always be to our liking. That being said, I do believe that this application is not congruent with the city's existing plans and guidance. My primary concern is with traffic and the adherence to the master plan that is in place. My previous objections for R-5 designation still stand for an R-4 designation. R-4 is " is appropriate for areas adjacent to mixed-use districts, commercial districts, and/or served by transit to accommodate a higher density of residents in close proximity to jobs and services." This parcel is only adjacent to unannexed farmland and the Meadow Creek subdivision. Meadow Creek is zoned R-3 and effectively built as an R-1. There is noclose proximity to jobs and services from the proposed Buffalo Run. I acknowledge that Stucky could become a corridor with jobs and services in close proximity, but it currently is not. Stucky is not a city road and Fowler is not even currently paved. Connecting to Buffalo Run through Meadow Creek on Kurk Drivedoes not make sense for a high density housing area. High density areas need to have access to streets that are designed for that use. Kurk does not meet this standard, and Fowler is only a future arterial. The current state of build out in the surrounding area does not warrant creating an island of high density housing. I feelthat with a blanket R-4 designation of the Buffalo Run subdivision there would be significant traffic increase on Kirk, which is not designated to be a collector or arterial road. I fully support and agree with the letter submitted by the Meadow Creek HOA Board in opposition to the Annexation and Zone Map amendment as submitted. Sincerely,Terry Moltzan
