Dear Commission,
We are writing this letter to express our strong objection to the Buffalo Run development
seeking a designation of R-4 “Residential High-Density District” zoning. We are separated from
this proposed development by Ainsworth Park.
The developers have previously submitted a request for an R-5 designation that was denied by
the City zoning commission. An R-4 designation should be denied for some of the same reasons
that an R-5 was denied. This development is not adjacent to mixed-use district, commercial
districts, and/or served by transit to accommodate a higher density of residents in close
proximity to jobs and services (Bozeman Code of Ordinances, Sec. 38.300.100, E)
An R-4 designation would allow the developer to fit as many deswellings on the property as
they can make fit. This is not compatible with the adjacent Meadow Creek development which
is an R-3 and built primarily as single-family homes which are R-1.
Allowing an R-4 next to Meadow Creek would dramatically change the integrity of our
neighborhood. We moved to this development because of the many amenities the areas have
to offer.
We do not object to the annexation of ag lands into the city of Bozeman as Bozeman grows and
new residences are needed. We do ask that careful consideration be given to making future
development compatible with existing neighborhoods. Approved zoning designations should
reflect what is adjacent.
