Dear Bozeman Zoning Commission,
I am writing today to oppose the R-4 zoning district and Buffalo Run development, Application 21076.
My husband and I own a home in the adjacent Meadow Creek Development – 3311 S. 26th Ave. Our
backyard backs up to the primary intersection where traffic for the proposed condominium
development will be routed.
According to the Bozeman Municipal Code 38.300.100, “Intent and Purpose” of Residential zoning
districts, an R-4 “Residential high density district” is appropriate for areas adjacent to mixed-use
districts, commercial districts, and/or served by transit to accommodate a higher density of
residents in close proximity to jobs and services. The proposed site is currently outside of city limits
and has been slated as “Urban Residential” in the Bozeman Community Plan Future Land Use Map.
The area under review is not adjacent to mixed-use districts, does not have public transit available,
and is not in close proximity to jobs or services. The Buffalo Run site is not suitable as an R-4 zone
as described by our Municipal Code.
Please reject the proposed R-4 zoning district and Buffalo Run development, Application 21076.
