The intent of R4 zoning was to be used for designation in areas closer to downtown or other more densely populated urban areas where infrastructure, transportation and utilities could support a high-density development. The location of Buffalo Run is at the outskirts of town, in a rural farmland location and does not meet these requirements. R-4 Zoning for the project is not consistent Bozeman’s approved future land use map or the intended use of R-4 of Zoning. This is not compatible growth for this area. The developer also plans to use Kruk Drive as one access point to the development. The additional traffic introduced on Kurk Ave plus the widening of 27th will pose a safety hazard to residents living on streets that are designed for low density housing. Our community is already being built out and all streets in the area are at or nearing their design capacity. The development will tax water and sewer infrastructure not designed for the addition of a high-density development at the furthest border of Meadow Creek. Please do not let this parcel be annexed and zoned R4. If annexation is made it, should be low density development which is compatible with both Bozeman’s Community Plan and the lot location.
