I am a 50 yr resident of Bozeman and the owner of the property at 3270 S 29th in Meadow Creek.I want to commend the HOA of Meadow Creek for their thoughtful and fact based letter concerning the application for Buffalo Run dated March 9,2021.I completely agree with their conclusions on why the proposed development should be denied and does not fit with the current character of the close by developments. I am especially concerned with the proposed spot zoning and the intensity of the proposed development.The city has alway said it opposes spot zoning.And always said it makes it a priority to consider the existing neighborhoods.Meadow Creek is the closest and the proposal does not fit what Meadow Creek has. I ask the Commission to put your money where your mouth is deny the current proposal. I think Buffalo Run could be a nice development and successful if it would emulate what Meadow Creek currently is-a majority of single family houses.Here is a chance for the developer to build modest housing that would fill a great need.We don’t need more high end units, we need less expensive ones.The high density proposed is simply out of place in that spot that is primarily agriculture.I am also concerned that the developer might not be required to install all the needed infrastructure prior to building housing. That is totally unfair to all other current developers that had to meet that requirement.Do any of you remember or even know of the Valley Unit debacle from the 70’s and 80’s?That was the direct cause of rules being made that infrastructure goes in first.Everyone needs to play by the same set of rules. Please deny the current proposal and ask the developer to go back to the drawing board. Yours Truly, Marianne Liebmann
