Dear Bozeman City Commission & other interested parties, We are writing in opposition to the R-4 high-density zoning request for the proposed Buffalo Run project. However, we are in favor of a reduced-density zoning request (R-3). We are in agreement with the extended letter submitted by the Meadow Creek HOA Board. Zoning Buffalo Run as R-4 high-density does not fit with specifications the City of Bozeman has put in print. According to Bozeman M.C. 38.300.100, a high-density district is “appropriate for areas adjacent to mixed-use districts, commercial districts, and/or served by transit to accommodate a higher density of residents in close proximity to jobs and services.” As we explained in our prior letter, there is no close commercial district, the project area is not served by transit, and there is no close proximity to jobs and services. In addition, approving the project as a high-density R-4 district would place traffic strains on a local, non-arterial, non-collector street (Kurk Drive). Yes, housing in Bozeman is needed. However, jumping from a low-density, single-familydevelopment (Meadow Creek) to a high-density project seems like a bad idea for the future ofBozeman.
