Dear City Commissioners
Please accept my opposition (attached) to the R-4 Zoning proposal of Buffalo Run and its proposed
annexation to Meadow Creek.

Dear Bozeman City Commissioners 03.08.21
I oppose the R-4 zoning proposal of Buffalo Run. I also
oppose any annexation of the proposed Buffalo Run
development to Meadow Creek. Allowing Derek Williams
proposed Buffalo Run development to annex with
Meadow Creek subdivision is a safety threat and life
changing event for its residents. There is absolutely no
net gain in allowing this proposal for the current
residents of Meadow Creek. The short- and long-term
effects are very pronounced for the residents of Meadow
Creek. The approval of this proposal would produce a 6-
fold increase in the number of vehicles on Kurk Drive.
Residents aren’t accustomed to anything like this. It only
has one affect upon the value of the resident’s daily
lifestyle and the homes they all have worked hard to
own. Meadow Creek with its dead ends streets to the
west are designed for and have an established lifestyle;
Derek Williams’ proposal threatens this way of life. It is
simply a means for the developer to cut costs at the
expense of Bozeman residents who call Meadow Creek
their home.
Given the current lack of infrastructure and circuitous
routes of the roadways through Meadow Creek, the idea
of routing commercial traffic through this established
development during the construction phase is insidious
and borders on the threshold of being asinine. It
completely belies any practical means of the commercial
transport of goods and workers as well as the transport
of future residents.
The most concerning threat is that the proposed ingress
egress through Meadow Creek during the commercial
traffic phase, which would last for years, would raise
emission and noise levels significantly over current levels.
A simple extrapolation could produce predictable
numbers. These levels may approach or exceed the EPA
thresholds for clean air and would possibly exceed the
legal decibel threshold for noise pollution. This only
deteriorates with the predicted number of vehicles trips
per day made by the new residents of Buffalo Run; a
number which can also be accurately
predicted/projected by any environmental firm.
Although the science would produce the hard facts, it’s
simply no way to live, especially when it’s avoidable and
disadvantages the majority. It’s obvious to anyone that
approval of the proposed ingress and egress via Meadow
Creek using Kurk Drive (annexation) would devalue our
homes , as well as compromise our safety and health.
Furthermore, this proposed development would not
meet the City of Bozeman’s climate plan. Given the
location, it is simply not intelligent growth to support an
isolated island development such as this. There is no
chance for any public transport and other routes for
ingress and egress are completely inadequate.
In summary:
If approved, many residents like ourselves will be forced
to relocate do to the aforementioned concerns. Please
represent the people who stand the most to lose (which
is the majority) not the ones who stand the most to gain
(the developer).
