Dear Bozeman City Commissioners & Staff:
The purpose of this letter is to express our opposition to the R-4 high density zoning application for the proposed
Buffalo Runs development. We live in the adjacent Meadow Creek community. Our neighborhood is zoned R-3;
however, in fact the housing reflects more of an R-1 and R-2 type of low density community.
Considering the city’s zoning criteria for R-4, we recommend the city deny the developer’s request for R-4 high
density zoning. It would be inconsistent with the criteria and the planning goals of the city and county.
The developers have suggested using Kurk Ave. as an access route from the east. Kurk Ave. is a local
neighborhood street, not an arterial or collector. Allowing that to happen is also inconsistent with planning
guidelines and objectives of the city & county. It would certainly alter the character of our quiet residential
neighborhood. This brings to mind another point. We are not aware of any traffic study done for the area that
absolutely should be considered before any future development is seriously reviewed.

Our recommendation is the Cith Commissioners consider a more appropriate zoning of R-3, which would be
consistent with your criteria for this area and existing community.
