RE: Public Comment on Proposed Buffalo Run R-4 Permit Request
Dear Chris Saunders and Zoning Commission and City Commission Members:
The request for a high-density R-4 Permit for the proposed Buffalo Run development nearMeadow Creek Subdivision and Fowler is inappropriate and incompatible with the current
usage, development, and zoning in the area. The nearby surrounding area is almost entirelylow density, single family homes and farmland.
R-4, high density development is to be permitted near mixed-use districts. There are no mixed
use districts near Buffalo Run. Also, R-4 is to be near jobs and services, walkable, and servedby transit. None of these requirements exist for the proposed Buffalo Run R-4 request.
R-4 housing by its nature and volume of traffic is to be situated near main arteries. The R-4
dwellings currently in south Bozeman were appropriately constructed off of 19th Street andartery streets that do not run through single family neighborhoods. Buffalo Run R-4 is
proposed to have access through single family neighborhoods. This amount of traffic day andnight is a safety concern for area children and residents as well as blight on the peace and
character of our subdivision. High-density developments need to be situated near arteries fordirect access, not through family neighborhoods.
I request that you deny the high-density R-4 permit for Buffalo Run as it is inconsistent with
Bozeman’s Community Plan for an urban neighborhood and it does not meet the necessaryZoning Criteria for an R-4 development.
