Wong - Buffalo RunFrom: Janalynn Wong To: Agenda Subject: Opposition to R-5 Zoning Request and Proposed Buffalo Run Development Date: Tuesday, February 9, 2021 3:31:55 PM To the City Commissioners, I am writing to express my opposition to the request for annexation and R-5 zoning designation for the proposed Buffalo Run development. I am a resident of the Meadow Creek subdivision which abuts this proposed project. The negative impact on my neighborhood and the surrounding area is significant and unfair. First, R-5 is much higher density than anything else in this area. It would look out of place and negatively impact the neighboring properties, many of which are pastures. Second, there is no plan to pave Fowler Road which is the most direct access to the project. The proposed use of existing streets within the Meadow Creek subdivision for ingress and egress is unsafe, unfair to Meadow Creek residents and creates a chaotic traffic pattern. Currently, there is heavy pedestrian use of streets within Meadow Creek for exercise, dog walking and recreational biking. Parents of school aged children feel comfortable allowing them to independently walk or bike to the neighborhood park. These will no longer be safe activities with the huge increase in traffic posed by residents of the proposed 288 units. Further, a proposed access street will cut through the park, making it far less safe and less attractive to families. Third, water pressure in this area of town is already low. There is currently development on Graf St. east of 19th Avenue which will result in further decreases in water pressure. The huge size of the proposed Buffalo Run development is incompatible with water resources of the area. If the site of the proposed Buffalo Run project is, in fact, annexed into the City it should be done at a much less dense designation - R-3 or lower.
