NOTICE OF BUILDING PERMIT RESTRICTIONS
[NELSON MEADOWS]
NOTICE IS HEREBY GIVEN to all potential purchasers of lots within the Nelson Meadows
Subdivision, which is described herein,that the final plat of the subdivision was approved by the
Bozeman City Commission before all required on and offsite improvements were completed, as
is allowed in the Bozeman Municipal Code. As such, an Improvements Agreement was filed
with the final plat that stipulates the time period during which the improvements must be
completed, and those improvements were financially guaranteed to the City of Bozeman by the
Subdivider.
Improvements, which must be completed prior to the issuance of building permits, include the
connection to the Davis Lane Sanitary Sewer Lift Station; and the Davis Lane Sanitary Sewer
Lift Station, Interceptor, and Force Main(see CIP No. WWIF24 and WWIF31). An alternate
connection may be acceptable to the city and meet the requirement to release this restriction.
THEREFORE, BE ADVISED,that building permits will not be issued for the following lots:
All 27 developable lots within the Nelson Meadows Subdivision, located in the
Southeast One-Quarter(SE 1/4) of Section 22 and the Northeast One-Quarter(NE 1/4) of Section
27, Township One South(TIS),Range Five East(R5E),P.M.M., City of Bozeman, Gallatin
County, Montana, including Block 1, Lots 20-23,Block 2, Lots 7- 15,Block 3, Lots 4-6,
Block 4, Lots 16- 19,Block 5,Lots 2 &3, Block 6,Lots 1 &27, Block 7, Lot 26, and Block
8, Lots 24-25 until all subdivision improvements of connection to the Davis Lane Sanitary
Sewer Lift Station, Interceptor, and Force Main(see CIP No. WWIF24 and WWIF31 are
completed and accepted by the City of Bozeman.

THEREFORE, BE ADVISED, that Building Permits will not be issued for the Nelson
Meadows Subdivision, City of Bozeman, Gallatin County, Montana until all required
subdivision improvements are completed and accepted by the City of Bozeman. These on and off-
site improvements including a connection to the Davis Lane Sanitary Sewer Lift Station; and the
Davis Lane Sanitary Sewer Lift Station, Interceptor,and Force Main, and associated appurtenance
shall be completed prior to issuance of a building_permit unless written approval is otherwise
obtained from the City Engineering Department.
Building Permits will be issued prior to the installation of lot frontage sidewalks as long as these
items remain under financial guarantee.
