Dear City Commissioners and Staff,
As a resident of the Meadow Creek community with frontage on the busy 27th collector street , I have several
concerns with the proposed Buffalo Run development.
The proposed R5 rating would be a blatant negligent act of this board. This area is currently agricultural, the homes
in Meadow Creek are R 1-2. There are no commercial centers here. We are 3 miles to the nearest quart of milk or
loaf of bread.
A quick ride to the corner of Oak and 27th will give you an R 5 in all its glory. The R 5 rating is rather dense and
only seen in very small areas near and close to commercial centers.
The corner of Graf and Enterprise (collector streets) ; is zoned R4- with parking on the allowed road of Enterprise ,
has become a dangerous dodge ball game to walk or drive by!
It appears Buffalo Run would like to piggyback on ALL (take advantage ) of OUR services; our roads, our sewer,
our water, parking and schools. Meadow Creek gains nothing- zero from having Buffalo Run development here.
Buffalo Run profits ,only one person the owner - developer.
Suburban sprawl starts slow and appears benign, yet like a cancerous tumor , grows quickly and often undetected. I
have witnessed it in the once Garden State of NJ ,and watched it take over parts of NH.
The suburban sprawl begins as soon as you turn in from four corners area into Bozeman. Just drive up Huffine to
Main; appearing unplanned suburban sprawl ,seems willy-nilly and more of the same with little to no preservation of
the land and landscape.
How are we ( you) preserving the character of this valley?
Community members here in Meadow Creek walk, run, and bike these walkways and roadways , daily in all
weather! Children at the bus stops on collector streets 27th ,Kurk ,Maeh, 30th and 31st would be an additional
concern.
Construction would bring with it ,a variety train of thundering construction vehicles passing my back yard within
less than 50 feet on 27th.
Kurk and 27th ,collector streets are one way in and one way out ; already problematic for for emergency vehicles
and public safety vehicles.
The deeded farm easement for irrigation is not a right of way. A reminder of the agricultural area of origin.
