Homec - Buffalo RunFrom: Nicholas Homec To: Agenda Subject: Buffalo Run Development Date: Monday, February 8, 2021 4:00:16 PM To Whom It May Concern, The Buffalo Run Development is up for review tonight and I wanted to throw in my two cents. I live at 3381 S 27th Ave. Like almost all my neighbors we have single family homes. Living in Bozeman we paid top dollar for them, but did so knowing we were in a safe neighborhood with lots of kids. The Buffalo Run Development would put hundreds of cars through our neighborhood each day. Needless to say that doesn't bode well for all the kids riding their bikes around the neighborhood. I don't want to pick on college kids because I used to be one, but I can guarantee with almost certainty that the majority of these units will rented by 18-23 year old's. They'll occupy all 3 rooms of the units and will have 3 cars/drivers to each of the 280 plus units. They'll make at least one trip in and out of the neighborhood for school or recreation each day and another for work or shopping. It'll be far more than the what the traffic study projected at 2 cars per unit. They'll drive faster than the average single family homeowner and at later hours, I'm an Insurance Agent so I know how the statistics with this demographic, if it helps I can produce them for you. There is a place for developments like this, but they're not behind existing residential neighborhoods. As far as I know this development is the only one of it's kind trying to go through an existing neighborhood all the rest are either next to campus or being built along 19th ave. We've also had other higher density projects built off of Graf in the last 2 years. Those were done in a good location and in a proper density to the surrounding neighborhood. The proposal by the developers is not, that's why me and so may of my neighbors strongly urge you to reject it.
