This development does not match the character of the area, isn't close to services, has poor traffic infrastructure, poor ability to grow to meet demand, and would adversely impact other homeowners in the area. R5 designation would result in a neighborhood that would feel disconnected from the rest of town and would be essentially an island of extreme density amongst a sea of lower density developments. With no transition between zones (aka R1->R3->R5 over a few blocks) it would stick out like a sore thumb and be a poor bit of city planning. As an avid bike commuter, I can tell you that this side of town is disconnected from the main bike infrastructures in town and is essentially a "car-required" area. This is not a suitable place for R5 development, as it requires multi-modal methods of transport that the south side of Bozeman does not currently have, nor will have for many years. We additionally have no support businesses, with the closest stores being 1-2 miles away and across 19th ave. We don't even have a coffee shop within 2 miles, which again, does not support the zoning of R5 for this plat. The current traffic plan is a non-starter, with far too much traffic being routed onto poorly developed infrastructure that still hasn't even been truly put together after the financial crisis. This development would absolutely exasperate the problems and is a very poor fit from a traffic mitigation standpoint. Thank you for listening to our concerns, I hope that we can work together with the developer to find a plan that works for both of us, as I understand that Bozeman is in desperate need of housing.
