Hello:
I am a resident of Meadow Creek and want to express my opposition to the annexation and zoning
designation R5 for the proposed Buffalo Run project located at 5400 Fowler Lane.
The intent of R5 zoning was to be used for designation in areas closer to downtown where infrastructure,
transportation and utilities could support a high-density development. The project as planned has Kurk
Drive as the only road for access. This street does not meet the city requirements to support the planned
additional traffic of 2000+ vehicle trips to the development. An increase of this many vehicle trips will be a
safety hazard to all residents especially in the winter when access is already limited by snow accumulation.
The increased traffic will also destroy the low-density atmosphere that was intended for Meadow Creek, a
low-Density development. The developer’s solution is to cut a road through an existing park there by
drastically reducing the size of the park which is heavily used by residents. This will create another safety
hazard and it is not clear if there is even an easement/right of way to do this.
Allowing R5 zoning for this parcel/development is not consistent with the surrounding rural area and will
greatly impact the surrounding environment. A high-density development such as Buffalo Run will put an
additional unacceptable strain on utilities, have a detrimental impact on the existing development of
Meadow creek and is not consistent with many guidelines for future development plans as stated in the
Bozeman Community Plan.
Please do not let this parcel be annexed and Zoned R5. Low density development for this area is consistent
with Bozeman’s Community Plan.
