Dear City of Bozeman Commissioners,
We are against the proposed annexation of Buffalo Run as a high density R5 zoned subdivision. This will
have a negative impact on the residents of Meadow Creek Subdivision because of the high volume of
future traffic traveling from Buffalo Run through our subdivision to Stucky Road and S. 19th, not to
mention the construction equipment that would be coming through for development. It would be very
dangerous for the children of our community. Buffalo Run will not have a major arterial or connector
road since Fowler Road will not be developed/improved in the foreseeable future.
An R5 high density subdivision is supposed to be located within walking and biking distance of amenities
such as grocery stores, restaurants, gas stations, businesses, etc... to minimize car traffic. The nearest
grocery store is Town & Country and is located approximately 2 miles away. High density housing
should be located along Main Street or Huffine Lane or N. 19th. The developer should not speculate that
these types of amenities will come after this subdivision is built. The amenities and infrastructure need
to be established and then build this type of subdivision near those amenities. The Zoning Commission
agrees that Bozeman's Community Plan for R5 zoning is for it to be closer to downtown or commercial
business clusters, which are already developed. R5 is not intended for isolated areas that are distant
from those types of complimentary resources.
For future subdivision development, members of the adjacent subdivision HCA's, City of Bozeman and
the developers should have a meeting to discuss what types of development will work for all of us. I
understand that Bozeman is growing and we need housing but let's do this in a smart and responsible
way that works for all of us to make our community a place that we all enjoy.
Please be responsible and vote against the annexation of this property into the City of Bozeman as R5.
