This Task Order is dated December 8, 2020 between the City of Bozeman Downtown Urban Renewal District (URD) and Sanderson Stewart (Contractor). The following representatives have been designated for the work performed under this Task Order: URD: Chris Naumann, Downtown URD Director Emily Cope, Downtown District Manager Contractor: Danielle Scharf, Sanderson Stewart SCOPE OF WORK: The scope for this task order is detailed in the attached City of Bozeman Urban Renewal District Scope of Work — Task Order Number DTN21-002. COMPENSATION: Sanderson Stewart will bill for its services on a time and materials basis with a not-to-exceed amount of $18,160.00. Sanderson Stewart shall submit invoices to the City of Bozeman Downtown URD for work accomplished during each calendar month. Monthly invoices shall include, separately listed, any charges for services for which time charges and/or unit costs shall apply. Such invoices shall also include, separately listed, any charges for consultants retained by Sanderson Stewart, and reimbursable costs. The provisions of the Professional Services Agreement shall govern the Work. The consultant team for this project includes A&E Architects and Walker Consultants. A detailed list of assumptions and scope of services for the project are outlined below. Scope of Work: Phase 1—Project Initiation This phase of the project will include project initiation and planning tasks, including scoping, contract preparation, and coordination with the consultant team. All project management tasks and client/team meetings beyond project initiation will be allocated to the remaining project phases. Phase 2—Unified Development Code Review This phase of the project includes a review of City of Bozeman code requirements for parking geometrics, setbacks,height limitations, commercial space and other criteria impacting the parking structure design. The following project phases will proceed only if supported by the code review conducted in this phase. Phase 3—Initial Site Assessment and Base Maiming This phase will include the initial assessment of two (2) public parking lots and one private parking lot, and identification of opportunities and constraints for each site. This will include development of vicinity maps that identify existing conditions and key features (opportunities and constraints) for each of the sites,including: • North Willson Lot(Northeast corner of Willson and Mendenhall) • Black Lot(Southeast corner of Black and Mendenhall) • Private Lot(Location to be determined) Mapping will be developed using the base drawings previously prepared for the Downtown Bozeman Parking Lots project and the City of Bozeman GIS information.Formal site surveys will not be conducted for this level of analysis. DocuSign Envelope ID:5AA2E32B-3F73-4979-B4CA-367082E904FF Phase 4—Concept Parking Layouts This phase will include a concept-level plan view layout of potential parking circulation for each site with a single parking deck,ramping systems,vehicular entry/exit configurations,and pedestrian access options. Phase 5—3D Massing Design Concepts This phase of the project will include generation of 3D massing design concepts for the four sites that illustrate the number of parking stalls, vertical circulation components, potential commercial space and massing that meet code requirements and maximize utilization of the site. This phase of the project will be completed for up to three (3) sites if they are determined to be feasible based on the analysis conducted in previous phases. Phase 6—Summary Report This phase of the project will include a draft and final architectural report summarizing the analysis process and findings for each site. This phase of the project will also include preparation of concept level cost estimates for budgeting and planning purposes. Exclusions: The following items are not expected to be needed for this project and are therefore specifically excluded from this scope of work: • Topographic and boundary survey of the proposed sites • Analysis of additional sites beyond the three (3) sites listed in this scope • Architectural styling/design concepts • Design phases beyond high-level concepts • Presentation of findings beyond anticipated review meetings with Client • Stakeholder/public meetings If needed,these items will be added as a separate task order or contract amendment. Project Schedule: The anticipated schedule for this project consists of a draft report within two (2) months of notice to proceed. Reasonable time shall be allowed for review and coordination with other related projects.
