ENGINEERING COMMENTS:
Easement
1. The proposed building pad encroaches into the 10-foot utility easement. Engineering requires
the applicant to provide additional information on the structural encroachment into the utility
easements, specifically the type and size of utility chase being proposed prior to site plan
approval.
See sheet C-2 for detail callout to install utility conduit. See detail on sheet D-3.
Stormwater
1.City of Bozeman Design Standards and Specifications Policy (DSSP) Section II Drainage Policy — A
stormwater drainage plan is required for all new developments.
a.Inadequate information - The applicant did not provide a plan for review
See attached “Drainage Report” for letter and drainage report for Aspen Crossing and the pad
building site.
Wastewater
1.The overall site plan (C-1) shows a 2-inch sanitary sewer force main provided by Midtown.
However, a gravity main extending from Lot 6B into North 5*h Ave is shown. The master site plan
application was approved and predicated on a future pressurized sewer lateral. If the force main
concept is no longer applicable, the master site plan application needs to be modified to reflect
the change and show the correct service connection prior to site plan approval.
The force main has been removed from sheet C-1. A MOD form has been sent to the
city for change to master site plan.
2.Sheet (C-2) shows a 4-inch sewer service connection to a future gravity sewer main in 5th Ave.
The applicant is advised that the proposed 5'h Ave Sewer main is a City project and that the main
has not been formally bid or constructed. BMC 38.270.030 - The applicant is advised that the
5th Ave sewer main must be constructed and accepted by the City prior to building permit
issuance.
No action needed
3.The proposed location for the 4-inch cleanout is located directly on landscaping vegetation.
Revise for proper access and maintenance.
The cleanout has been moved into the edge of the sidewalk.
Water
1. The location of the water curb box is unclear.
The curb box is called out on sheet C-2.
Water Rights
1. BMC 38.410.130 (A) (1) Water rights - The applicant must contact Brian Heaston with the City
Engineering Department to obtain a determination of cash-in-lieu of water rights (CILWR).
CILWR must be paid prior to site plan approval.
Please see attached email chain with Brian Heaston for prelim CILRW amount.
