RE: Agricultural Review of the proposed Northwest Crossing Subdivision in
Gallatin County, July 2019
The purpose of this memo is to document agricultural land use on the subject property. The
subject property is 160 acres in size and is legally described as Section 4, Township 2 South,
Range 5 East, Certificate of Survey 2552, Tract 5 NE ¼ in Gallatin County, Montana. A field visit
to the subject property was conducted on August 9, 2018.
Historic Land Use
The subject property has historically been used for agriculture including row crops and cattle
grazing. A vacant home including several outbuildings and a historic barn are located within the
subject property. A review of historic aerial imagery obtained from Google Earth revealed that
the subject property has been managed for agriculture from at least as far back as 1995. The
Montana Cadastral website indicates that the buildings within the subject property were
constructed in the early 1900s. A review of the Montana Natural Heritage Program’s statewide
land cover data indicates the land use on the subject property as cultivated “Cultivated Crops”.
Current Observed Land-Use
Current observed land-use on the subject property includes irrigated agricultural crops and cattle
grazing. The home and associated agricultural buildings are all vacant.
Future Land Use
The City of Bozeman Community Development GIS Viewer depicts the future land use for the
subject property as residential emphasis mixed use and community commercial mixed use. A
map is included with this memo.
