14. The request for departure from 38.510.030 and 38.320.050 has been submitted/processed independent of the site plan application.
See below and on the following page for graphic representation of proposed changes and reference item #17 for deviation narrative as
well as item #18 for confirmation of departure.
15. See below for an exhibit clearly showing the proposed departures related to Other Frontage building placement requirements. The
impacted area proposed as a departure is shown in the yellow region, located between the 20’-0” setback, the 10’ setback, and the
property boundary.

16. The proposed departure is not applicable to the building elevation and does not impact the building height or other applicable
standards.
17. We would like to request a departure to reduce the setback of 20’ by 8’ and have a building placement of 12’ from the property line.
The building is a manufacturing facility in M-1 zoning we anticipate little to no pedestrian traffic other than employees or
potentially the very occasional visitor to the factory. Additionaly, we have moved the public short-term parking to the east side of the
building on Simmental Way bringing the primary pedestrian flow away from Orville and into the building elevation that provides a
scaled down public approach. We have utilized strategically placed landscaping and planter beds as well as more pronounced weather
protection over the additional entrances to provide an effective transition to the path of the employee lot as well as an attractive and
dynamic procession along the South Elevation of the building to the employee entrance.
The function of the building as a manufacturing space needs the additional square footage to successfully operate while
maintaining a healthy working environment for those working in the Gibson Acoustic Guitar factory. The current form creates optimal
proces flow on the interior and within the confines of the existing building. We are asking for an 8’ reduction of the 20’ setback along
Orville given the provided responses to the City Municipal Code.

and value this deviation brings to the site design.

The Director has reviewed the code with Staff and found that it is acceptable for the Applicant to request a departure to
the block frontage minimum setback section with your formal submittal. Please make sure and follow the checklist items
for the departure on the SP1 Form, including listing the specific code section and providing a narrative addressing the
departure criteria from that section.
