Thank you zoning commission for for not recommending R5 zoning for the proposed Buffalo Run
Subdivision.
As a resident of Meadow Creek, 30 year local resident of Bozeman and a professional in the real estate
industry, I understand growth and development is necessary for economic growth and future growth of our
community. However I support smart growh and planned growth.
I'm against R5 zoning of Buffalo Run for the following reasons:
1) Buffalo Run will not have a major arterial or connector road connected to it as
Fowler road remains undeveloped. There are currently no plans to develop it
further—either bv the developer or by the city. This will lead to major traffic and
safety concerns through Meadow Creek.
2) There currently are no restaurants, grocery stores or residentially supportive
commercial businesses within any reasonable walking distance of the proposed
subdivision. The developers’ justification for meeting this requirement is based
on speculation of what may come in the future.
3) Zoning Commission board members agreed that the intent of the Bozeman
Community Plan for R5 zoning is for it to be used closer to downtown and
commercial business clusters which are already developed. R5 was not intended
for isolated areas that are distant from those complementary resources.
4) Lack of proximity to schools (closest elementary school is two miles) and by the reality that Streamline
has nothing on
its radar screen to extend services to the Meadow Creek area
