I have attached my letter in opposition to the Buffalo Run development. I am a homeowner in the Meadow Creek
subdivision and I am very concerned about the negative impacts of this development.
To Bozeman Zoning Commission,
I bought a home in the Meadow Creek subdivision over five years ago. At the time, a major
factor in my decision of where I wanted to live was based on the amount of traffic in the area. I
am paralyzed and confined to a wheelchair as a result of a car accident. Ever since this accident,
busy traffic areas are very difficult for me to deal with. The proposed Buffalo Run Development
will greatly increase the amount of traffic in Meadow Creek with the traffic study estimating an
additional 2,140 vehicle trips per average workday on Kurk Drive. The proposed route to the
Buffalo Run development goes directly through our neighborhood.
The increased traffic is also an issue because this is an active community of people out walking,
biking, and enjoying the peace of the neighborhood. This increased traffic would put children
and adults at unnecessary risks while they try to stay healthy and happy.
Although Meadow Creek is not classified as R1, it is comprised of almost all single-family
homes. In the recent past we have had condo developments to the North of Meadow Creek,
and it is very obvious that the way condos are inhabited is different from the way our HOA
manages our neighborhood. An example is increased street parking making travel on these
streets very unsafe. Additionally, if our R1 area is completely surrounded by R3 and R5
developments our property values will decrease.
Lastly, the developer is planning to put a road through the park eliminating much of the area of
the already small Ainsworth Park and making it a much less safe place to be. The park would
end up being 115-feet wide with roads on each side of this narrow park. This would basically
take away the utility of the park as it would become too dangerous to enjoy. Many families
enjoy the play structure the HOA members payed to have built, which would be removed for
the proposed road. Reducing parkland and decreasing the safety of people being active outside
goes completely against the values that I love about Bozeman.
I strongly oppose the Buffalo Run subdivision. It has no affordable housing, would negatively
impact the Meadow Creek subdivision by the increased traffic and decreased property values.
The developer seems to be the only winner if this development is allowed.
