Josh and Katie Strissel 3273 S 26th Ave Bozeman, MT 59718 RE: Application #20112 Buffalo Run Subdivision To: Bozeman Zoning Commission We are Josh and Katie Strissel. We have lived at 3273 S 26th Ave for 5 years. We are located 4 houses north of the intersection of 27th Avenue and Kurk Street with our backyard running up against the street of 27th Avenue. We are contacting you to protest the application proposed for R-5 zoning next to our park and subdivision. Our reasons are as follows: 1. Unsuitable R-5 Zoning Bozeman’s Code of Ordinances states that the R-5 zoning use “is appropriate for areas adjacent to mixed-use districts and/or served by transit to accommodate a higher density of residents in close proximity to jobs and services.” However, the location of the proposed development meets none of those descriptions. - The adjacent neighborhood of Meadow Creek is primarily single-family homes. Also the proposed location also does not meet the description of being “served by transit to accommodate a higher density of residents”, as a prime example, the closest bus stop for the Streamline service is approximately 3 miles away. - Finally, this location is not in close proximity to jobs and services as it is primarily surrounded by agricultural land. - The proposed location is not near a major street. The main outlet would end up being residential streets, Kurk Drive and 27th Avenue leading to Graf Street to get to 19th Avenue. 2. Heavy Traffic and Safety Risk Because of the number of units proposed, traffic would increase significantly and cause a huge strain on residential streets and would pose a safety risk to the residents of Meadow Creek. -Adding the increased volume without additional options of ways to connect to major streets would cause more strain on already busy Kurk Drive and 27th Avenue, and even more strain on Graf Street. This would lead to safety risk for Meadow Creek families, children and pets who use these roadways, sidewalks and who have yards along these streets. We realize there is need for housing and understand there are complicated issues with a growing town. But, this proposed development is not appropriate for high density R-5 zoning.
