Dear Committee Members,
I’m writing as a Meadow Creek subdivision homeowner to strongly urge the Bozeman Zoning
Commission to reject the R-5 zoning/annexation permit for a proposed 288-unit condominium
complex called “Buffalo Run” to be build adjacent to Meadow Creek Subdivision with the sole
functional access to Buffalo Run through the Meadow Creek neighborhood on Kurk Drive. This
plan is incompatible and inconsistent with existing infrastructure and current Bozeman
Municipal Codes pertaining to R-5 housing. Additionally, it’ll likely create further water
pressure problems in Meadow Creek as well.
This plan will negatively impact the safety, property values, and character of this currently
quiet neighborhood. It is unacceptable.
Here are my objections:
1. This plan proposes to locate a high-density condominium immediately next to a
low density, single family neighborhood. An R-5 high density condominium complex
would significantly increase traffic, noise, speeding, potential accidents and overflow
parking from the condos and their guests in Meadow Creek. This high number of
condos will entirely change this quiet and safe neighborhood. An R-5 condo complex is
incompatible alongside this low-density neighborhood.
2. The plan proposes to use Kurk Drive as the primary access to Buffalo Run. The
Traffic Impact Study for Buffalo Run estimates 2,140 vehicle trips per average weekday
on Kurk Drive. Kurk Drive is a local street. It’s dangerous and unacceptable to route this
traffic through a low-density neighborhood. This quiet neighborhood, safe for children,
runners, walkers, wheelchair users, and dogs will become dangerous and unsafe. This
traffic plan is inappropriate.
3. The developer wants to build a new road through Ainsworth Park, taking valuable
green space and routing traffic past a community park and playground used by
families. This park is well-used and small. Decreasing its size and increasing the traffic
near it is unsafe and undesirable.
The proposed development of Buffalo Run is quite simply unsuitable in terms of density and
traffic increase and location and the loss of parkland. Please do not approve this application.
