My name is Janalynn Wong. I live in the Meadow Creek subdivision at 6029
Blackwood Road. I am voicing my opposition to the proposed R-5 zoning and
annexation of the property that is being referred to as Buffalo Run.
1. Traffic and safety concerns. The streets within Meadow Creek are quiet and
currently allow neighbors to safely jog, walk their dogs and even send their
school aged children to independently visit the park. With the proposed access
to Buffalo Run on Kurk Street, the added traffic created from roughly 288 units
would create tremendous congestion on these neighborhood roads and make
them less safe for pedestrian activities.
Buffalo Run fronts Fowler Road and it seems much more appropriate for traffic to
access the property directly from that location.
2. Park impact. The proposed development would create a road running through
the existing park making it less safe for children and less appealing in general.
3. Conflict of R-5 designation with the surrounding area. This area is on the edge of
town with single family homes and condominiums. The tallest residential
structures are 3 stories high. There is a deliberate commitment to openness.
The density of a R-5 designation is out of keeping with the character of this area.
There are no other buildings in this area of the height proposed by the
developers of Buffalo Run. Allowing R-5 zoning designation is incompatible for
this area.
4. Water pressure concerns. Water pressure in Meadow Creek is currently very low
and many homes have installed pressure boosters to address the issue. Adding
the water demands of the proposed subdivision will further degrade the already
low water pressure.
