Miller - Buffalo Run DevelopmentFrom: Joe and Lindsey Miller To: Agenda Subject: RE: Buffalo Run Date: Thursday, January 7, 2021 2:31:47 PM Good day, I am writing to express concern regarding the impacts of the proposed Buffalo Run annexation and high density housing development. With the development information made available at this time, a mixed-use high-density housing development would be a significant departure from the existing and adjacent land usage, and detrimental to conserving the character of this neighborhood. To quote the Bozeman Municipal Code regarding R-5 zoning districts intent and purpose: "Use of this zone is appropriate for areas adjacent to mixed-use districts and/or served by transit to accommodate a higher density of residents in close proximity to jobs and services." It is quite evident that the location of this property is not adjacent to any mixed-use district, nor is it served by an existing transit system. Also - the aforementioned "jobs and services" are certainly not within a close proximity. I would hope that the content contained within the City's guiding documents would simply preclude any further discussion of a development of this nature. This zoning is not compatible with the property location. In addition, I have major concerns regarding increased traffic on existing roadways. Considering Blackwood Rd; which isn't even a completed roadway between Southbridge Subdivision and Meadow Creek Subdivision. This road is at the edge of City limits and curbs the front yards of numerous homes. Improvements to this roadway would have a significant impact to the value of the homes along its route, as well as forever change the appearance of the City/County interface. There are many other roadway concerns to address as well, ie. Fowler, 27th, Kurk, Graf, Stucky, etc.. Some of which are not built to accommodate the additional vehicle traffic this development would present. To reiterate - The proposed R-5 zoning is not compatible with the property location. We do not want to lose the character of this neighborhood to wreckless sprawl. Regards, Joe Miller 406-370-5639
