Schuster - Buffalo Run DevelopmentFrom: Theresa Nichols Schuster To: Agenda Subject: Public Comment on Buffalo Run R-5 Permit request Date: Monday, January 11, 2021 9:17:54 AM January 11, 2021 RE: Public Comment on Proposed Buffalo Run R-5 Permit Request Dear Chris Saunders and Zoning Commission and City Commission Members: The request for a high density R-5 Permit for the proposed Buffalo Run development near Meadow Creek Subdivision and Fowler is inappropriate and incompatible with the current usage and development in the area. The surrounding area is almost entirely low density, single family homes and farmland. R-5, high density development is only to be permitted near mixed-use districts. There are no mixed use districts near Buffalo Run. Also R-5 is to be near jobs and services, walkable, and served by transit. None of these requirements exist for the proposed Buffalo Run R-5 request. R-5 housing by its nature and volume of traffic is to be situated near main arteries. Buffalo Run R-5 is proposed to be run through single family neighborhoods with a 288 unit volume of traffic. This amount of traffic day and night is a safety concern for area children and residents as well as blight on the peace and character of our subdivision. These kind of high density developments are to be situated near arteries for direct access, not through family neighborhoods. Suggested future plans to trim a Meadow Creek park and redirect the high volume traffic to Blackwood is another attempt to route traffic through a single family neighborhood that has been previously approved by the city. I request that you deny the high density R-5 permit for Buffalo Run as it is inconsistent with Bozeman’s Community Plan for an urban neighborhood and it does not meet the necessary Zoning Criteria for an R-5 development.
