Please add the attached letter to the others you have received about our project. Thanks and let me know if you have any questions. Derek Mr. Chris Saunders 20 East Olive Street PO Box 1230 Bozeman, Montana 59771 RE: Buffalo Run Annexation and ZMA (Application number 20112) Mr. Saunders, I have been reading through the letters of opposition from local residents about our Buffalo Run project. As is true with most projects, there will always be residents that are not in favor of any type of development and the reasons are usually the same. It is interesting that the language of most of the letters are very similar and contain detail that most residents would not have knowledge of without direction from a professional involved in the real estate development and civil engineering industry. I noticed that Mr. Matt Hausauer has been involved in orchestrating and directing at least one of the letters you received. Specifically, the letter you received from Bridget Hoopes on 27th Avenue. I also have valid reason to believe he was actively involved in orchestrating and directing more, if not most, of the residents’ opposition letters. Ironically, Mr. Hausauer is a consultant that is paid as an owner’s representative to real estate developers and is the representative to the developer of the Blackwood Groves project directly across 19th Avenue from the Meadow Creek community in which he resides. A project that is much larger and more intense than the Buffalo Run project and that will direct traffic through existing communities on that side of 19th Avenue. Exactly what most of the letters are protesting about Buffalo Run. While I understand that Mr. Hausauer has the right as a citizen and resident to protest as he sees fit, he has chosen to hide behind the other residents in his opposition and not speak out for himself. I assume that because of his line of work, he does not want his hypocrisy on display and instead, decided that directing the other residents was the appropriate way for him to oppose our project. I find the hypocrisy both appalling and disgusting and wanted the City staff, City Zoning Commission and City Commission to be aware of what is going on. And that it is, the actions of one unhappy person is the primary reason for at least several opposition letters you have received. Sincerely, Buffalo Run Bozeman, LLC Derek Williams, P.E. Manager
