Murri and I am the owner of the home located on 3466 S 30th Ave. I am not in favor of the Annexation and or development of Buffalo Run Development. In short, there are too many reasons to even consider such a development, especially R-5 (are you kidding me)! First and foremost the area is farmland and surrounded by other large open fields with very little development, single family homes. The roads to and from the suggested area aren't designed to handle and additional 288 units of traffic, I don't know the number of cars and trucks that would travel each day but it would be too many. I saw printed somewhere they expect an additional 200 vehicles a day.....hardly, for 288 units (give me a break) more like 400+. The fact that the buildings could be 3 stories tall (or more) is out of character and impactful to every ones views in the area. I was told when i bought this house that the land directly to the west of me(Buffalo Run) could never be developed because all acreages above 20 acres could not be subdivided and probably wouldn't even be able to be subdivided under a family transfer, why the city would annex and then allow such a development is simply ridiculous! The water table here is very high too. The City park that borders Buffalo Run would be impacted greatly and ruin an already small, well visited, free space. Everyone in the Meadow Creek area and beyond rely on the park. My home value would be greatly depreciated, as well as, many other homeowners bordering the park and all the homes along the routes that the traffic would be traveling on. This Meadow Creek neighborhood is a kid and dog friendly place with many children playing in the area where the traffic would flow, sounds unfair to me. Other points of contention would be water pressure issues, community planning maps for R-5 are inconsistent with this area, and there is no transit. Just to be clear, I am not in favor of this project!! Consider the quality of life for those of us that live here in a single family residential neighborhood.....it would be ruined if this project was allowed to move forward. Kindly, Michal
