Dear City of Bozeman Commisioners,
I am writing to express my concern and opposition to the proposed Buffalo Run subdivision. I
am currently a resident of Meadow Creek and believe the Buffalo Run development, as
proposed, will have significant negative impacts on the Meadow Creek neighborhood.
The access/transportation as proposed by Buffalo Run utilizes local streets that run
directly through a low density, single family household development (Meadow Creek).
These roads are not sufficient to supply the amount of traffic traveling to an R5 zoned
development. Additionally, the increased traffic would be a significant safety concern
for the many neighbors that enjoy walks, runs, and riding bikes with their children
through the neighborhood. The developer should be responsible for the paving of
Fowler road as the main access point to the Buffalo Run subdivision. The roads of
Meadow Creek subdivision bearing the load of traffic traveling to Buffalo Run
Subdivision is not only unsafe, but also not aligned with transit requirements as set out
by R5 zoning.
The subdivision also proposes a road that would run right next to, if not directly
through, the playground that many of us in the neighborhood take our children to on a
regular basis. Removing part of the park, as well as causing an additional safety
concern, in order to pave a road to serve this new subdivision is absurd.
The proposed subdivision does not meet R5 zoning requirements. This area is not served
by transit necessary, as noted above. It is not in close proximity to jobs and services. It
does not have a walkable area to service the varying needs of the community's residents.
It is a 20 acre lot surrounded by farmland and a single family home subdivision. The
proposed R5 zoning seems incompatible with the surrounding area as well as the
Bozeman Community Plan.
We love our neighborhood and are grateful to be raising our children here. It would be a
shame if the integrity of our neighborhood was compromised by an R5 district being
developed directly next to it. We realize Bozeman is rapidly growing and more housing is
necessary. We would support the development of Buffalo Run if it were zoned as a R-1, R-2,
or R-3, AND if the developer were required to pave Fowler as the primary access point to the
subdivision.
