ATTN: Chris Saunders Date: Friday, January 8, 2021 5:22:10 PM To Whom It May Concern, I am a resident of Meadow Creek subdivision and this letter serves as my official objection to the proposed Buffalo Run subdivision. Below are my areas of concern: R-5 Zoning While I understand the need for growth and housing opportunities for the predicted increase in population in Bozeman, I believe the proposed Buffalo Run to be in the wrong location, especially considering that the requirement for R-5 zoning to be connected to city, amenities, commercial spaces, all the while from a walkable distance from the development. The proposed location is not anywhere near the said above requirements. I reference Bozeman Municipal Code: Bozeman Municipal Code 38.300.100.F “Residential mixed‐use high density district (R‐5). The intent of the R‐5 residential mixed‐use high density district is to provide for high‐density residential development through a variety of compatible housing types and residentially supportive commercial uses in a geographically compact, walkable area to service the varying needs of the community’s residents Pressure on existing infrastructure Road systems. It is my understanding the only legal access (entry and exit) into the development, is Kurk Dr. We are talking about a local street located within a low‐density development (R-1 zoning) and placing a high-density development on the other side of it. One road in/out. I foresee a problem given traffic congestion at peak hours, snow days and plowing requirements, not to mentions safety concerns if ever there was a blockage leading into/out of the development. I understand all other options to introduce new road systems are either not built to city standards or don’t meet the legal requirements for easement. Water The current water pressure in Meadow Creek less than optimal during peak usage. By adding a high-density development that will draw from the same source seems less than ideal and I would encourage some data be collected from the City to prove such a demand is feasible. I have no problem with R-5 zoning and its intended purpose for the growing area of Bozeman and the Gallatin Valley, but the current location proposed is not the right place for such a development. The simple fact that no existing or future plans exist or to support an urban development such as transit, jobs and services makes The Buffalo Run Development an inadequate fit for the surrounding area.
