Subject: Buffalo Run Subdivision Proposal

Dear City Commissioners,
I am writing to urge you to NOT approve the Buffalo Run subdivision. I am a resident of Meadow
Creek Subdivision, directly east of the proposed development and I am concerned about the traffic,
the safety of my child and others due to the traffic (not to mention my dogs, who are on leash at ALL
times except for the 2 times they escaped because the said kids accidentally left the door/fence
open).
I am also concerned about the water pressure- it is already so low its noticeable and cumbersome.
Clearly, the city does not need more people added to the line this far away from the main water
processing center.
The developers have proposed an R5 rating, and I think that’s ridiculous. This development is NOT
near infrastructure and proposes it would use our roads and intersections that are so clearly not
prepared for the amount of traffic anticipated. Also, this goes against the rules of R5 in that it is not
adjacent to mixed use zones. The proposed area is currently outside of the city limits and is in
neither a geographically compact nor walkable area. The code goes on to say that an R-5 zoning
district is “appropriate for areas adjacent to mixed-use districts and/or served by transit to
accommodate a higher density of residents in close proximity to jobs and services.” The proposed
location is not adjacent to mixed-use districts, not served by any transit, nor is it in close proximity to
jobs and services.
The Buffalo Run subdivision would decrease the value of my home and those around it, greatly.
Finally, it is not consistent with the community plan just published.
Frankly, I think this letter of my objection is likely overkill, because it seems so obvious that this
proposal is not likely to pass your committee. I certainly hope it is overkill and that you do not
approve it.
Thank you for considering my input, I appreciate it very much.
Sincerely,
Charlotte Dickson
