Dear Mr. Sanders,
I live in the Meadow Creek Subdivision at 3237 S 26th Street and my lot back up onto 27th. I
have lived here for a year and a half and find this area prefect for a couple of 82 year old
retirees. I have recently been made aware of the Buffalo Run Annexation and Zone Map
Amendment Application 20112 to develop their property as a R-5 district.
I would assume you are much more familiar with this project than I am, but I would ask to
point out some problems that I can relate to if this project was to be developed as a high
density 5-R district.
1. Every morning I arise at 6 AM and make my coffee while looking out the window to the
southwest at what is Kurk Street. I notice that the traffic generated during the morning make
me feel sorry for those who live on west Kurk as I watch the vehicles then drain down 27th
Street, past my house to Graf. I can believe what a 5-R destiny would do to Kurk and then
27th.
2. One thing I have noticed is the lack of any police traffic enforcement on the streets of our
little subdivision. In my one and a half years I have observed speeding traffic on our streets
where there are often youngsters (to say nothing of geezers like me).
3. Our water pressure seems to be strained during the summer months when all these green
lawns are watered and what will it be like when all those new facets are turned on with this
development.
4. As my wife and I walk our community we have observed what seems to be our only
community park being well utilized. My understanding is that this park would be degraded
with the development of high density housing encroaching on it. It seems Meadow Creek is
short on park space in general.
5. The homes of our community have developed into single family units and to place a high
density development without any intermediary development between the two types seems to
be unnecessarily devaluing those single units for the profit of this developer.
6. As I understand the Bozeman Municipal Code 38.300.100.F the final sentence stands out to
me.
“Use of this zone is appropriate for areas adjacent to mixed‐use districts and/or served by
transit to accommodate a higher density of residents in close proximity to jobs and services. “
This development seems to be a glaring contradiction to the proposed development definition
as none of those criterial are met at this site.
Since I have been in Bozeman I have heard continuously and observed first hand the explosive
growth that has been our curse/blessing. Low income housing seems non available and low
cost housing here, in many other states would be considered high cost housing. This
development does not seem to speak to these issues.
Again I am sure you are more familiar with these matters than I, but it would seem that there is
so much that is negative in this project both for our residents and the needs of the city. I plead
with you to reject this application 20112.
