This site is a modern residential rowhouse that includes street numbers 301, 303, 305, 307, and 309 N Black Ave (property ID 145-
149). The series of five connected townhouses was developed between 2005 and 2006. The townhouses face east onto N Black Ave.
Each is a distinctive 2- to 2.5-story gable-roofed volume, with a recessed entry, accessed by concrete steps. Each house has a slightly
different arrangement of exterior finishes and windows, though all five houses clearly reflect a neo-traditional 21st-Century
architectural style. The gable roofs are clad in asphalt shingles, the exterior materials are largely horizontal Masonite siding in a
variety of primary colors, and panels of corrugated sheet metal. Windows are metal awning, casement and sliding windows in a
variety of sizes and shapes and placements. To the west of the townhouses, there is a shared rear yard. Each house has a secondary
entry on the west elevation, accessing small rear patios. A detached single-story garage is to the northwest of the townhouses,
accessed by an alley at the north boundary of the lot.
The site is in excellent condition but is modern, completed in 2006.

The recorded building is a modern residential structure, completed in 2006. It has not reached the 50-year threshold for consideration
as a historic property and it does not satisfy Criterion Consideration G (properties that have achieved significance within the past 50
years). Metcalf therefore recommends the property not eligible for inclusion in the NRHP.
