Sir,
Upon review of the subject application, I find the traffic study discourages continuing with the
proposed project. More specifically:
The study found that the majority of access and egress (greater than 90%) will follow S.
27th Ave to Graf in order to access S. 19th. I question the feasibility of driving through
our neighborhood--making multiple turns and stops--to get to the proposed
development.
Related to the first bullet: Emergency services will not have convenient access points.
Imagine them winding their way through the Meadow Creek subdivision in an effort to
serve the Buffalo Run community.
In addition to the logistical issues presented, I can personally attest to the amount of
traffic on S.27th Ave both day and night. S. 27th Ave cannot support this additional
traffic burden.
Access to the new Gran Cielo subdivision, currently under construction will be via Graf
at the intersection of S. 27th and Graf. How are these streets expected to accommodate
additional traffic from two new subdivisions?
Bottom line: The proposed traffic pattern does not optimize Buffalo Run access and
overburdens the existing traffic plan on S.27th.
Please consider requiring alternative, dedicated traffic access points to the subject proposal
while discouraging additional traffic conflicts with the Meadow Creek and Gran Cielo
subdivisions.
