Existing Conditions
The project location is 522 W. BABCOCK STREET, BOZEMAN MT 59715. The lot is 9,525 SF and
contains a 1 1/2-story, 2300 square foot, single-family residence with 5 bedrooms and 3 bathrooms,
split into 2 units, and a 1 car garage with storage. The house and garage were constructed in 1931.

Demolition
It is proposed to demolish the existing garage and associated concrete driveway. Existing trees and
fencing will also be demolished. Main house demolition includes the south facing dormer and interior
partitions as noted in the plans.
Site Improvements
The site grade will remain as is, except any changes required for the new garage and associated
walkways. A new concrete drive will be added off the alley leading to the new garage. Pavers and
walkways will be added to access the stairs to the ADU. A new 6’ tall slat fence will wrap the south
and east property lines and integrate with the existing mature landscaping while adhering to vision
triangle requirements. A planting bed will be added to the north and west sides of the new building
and new plantings will be added around the east side of the building.
Main House
The exterior of the main house will remain mostly the same aside from the following alterations.
1. Paint existing exterior woodwork, trim, fascia, soffits, doors, and stucco.
2. Remove and replace all windows with Kolbe & Kolbe Ultra series, aluminum clad wood of same
size, typical.
3. Remove roof and dormer framing and materials. Replace with new larger framed dormer with
stucco cladding, painted wood trim to match existing, and new windows to match.
4. Install egress window and prefabricated well in basement bedroom in north west corner.
5. Install new gutters and downspouts.
ADU
The new building is a two-story structure with a garage and storage on the main level and ADU above.
The new building will provide 498 square foot garage, 167 SF storage area, 595 SF of living space in
the ADU, and a 200 square foot deck. There will be one bedroom, one bathroom, laundry/closet and a
living room and kitchen area. It will feature a low sloped membrane roof covering the deck and stairs
on the south and east side of the ADU, and a steel awning over the storage door on the west façade.
The scale of the ADU is in keeping with the surrounding neighborhood and subordinate to the main
house. Its location in the far rear corner is typical for the neighborhood development and allows the
house to remain the prominent massing of the lot, and for privacy between buildings. The reclaimed
brick will be complimentary with the existing brick of the main house. The horizontal wood siding will
be used on both buildings and complementary with the neighborhood aesthetic. The windows for
both buildings will be manufactured by Kolbe and Kolbe and tie the buildings together.
