HomeMy WebLinkAbout03--Project Narrative 10-12-2020 2 | P a g e 3 | P a g e Project Summary Introduction Bozeman Montana’s Historic Bon Ton District is a truly special place; a place loved by all walks of people that live here. It is more than just a neighborhood, but rather a place to enjoy, to recreate, to get involved in, and a place to love. In the heart of Bozeman, the Bon-Ton District is full of history and culture all within a walkable distance of Downtown. We are excited to propose a renovation and addition to 204 S. 3rd Avenue, formerly known as the C. Kenyon House. The property is currently in disrepair and being utilized as student living. The renovation will cover the restoration of the two historically contributing facades and a reconfiguration of interior space. Restoration of the exterior faces will include stabilization and repointing of the brick, reconstruction of historic detailing, re-construction of glazing or replacement with replicated glazing, and updated landscaping. The addition will be located on the two non-contributing facades facing the alley and the South property line. The addition will contain partially underground parking, additional livable space, and circulation. The materials of the addition have been carefully selected to compliment, yet not replicate the historic structure. Upon completion of the renovation, 204 S. 3rd will consist of four quality living units and maintain valuable density in the urban core. 4 | P a g e Site Context Location The project is located on a R-4 zoned corner lot along South 3rd Ave across from the Emerson Cultural Center. The Bon Ton District is primarily historic single family residential and historic multi family. 5 | P a g e Existing Structure The C. Kenyon House was built in 1990 during the Bozeman Civic Expansion phase and is a beautiful Queen Anne Revival style house in the Historic Bon-Ton District. It is a rectangular plan with hipped roof porches and gables commonly found during its era. Its materials consist of brick veneer over wood framed construction on a rubble foundation. It has 1:1 double hung windows and some leaded glass along the North façade. There was an addition to the southeast corner done in 1982. This addition does not fit within the original Queen Anne style and we do not consider it to be a valuable historical element. The outbuildings are no longer on the site. The property is in remarkable shape despite the extended use as student housing, however weather and normal wear and tear are taking its toll on the beautiful home. With by increasing the buildings economic value with an addition along the two non-contributing facades, we will be able to restore and reconstruct this beautiful home’s historic elements and detailing, further preserving a landmark within the Bon Ton District. 6 | P a g e Site Context 1. 204 S 3rd is a large 12,003 SF corner lot with two street frontages facing the Emerson. 2. The neighborhood is primarily residential with a close vicinity to the downtown commercial corridor and transit corridor. 3. The property is surrounded by historically contributing structures and one- noncontributing structure. Design The Queen Anne style design of the original building will be preserved and restored. The addition features three gables that match the proportions and existing eave eaves and soffit detailing of the existing building. There are two dark wood paneled flat roof masses along the South side with patios. The underground garage is sunken into the site to minimize the visual impact that a separate detached out- building would have on the view from Olive. The garage is cladded with a rubble stone to appear as an extension of the existing foundation. Mass and Scale It is important not to overshadow the existing historic structure with the addition. We have taken great care to design the addition with the necessary square footage requirements and have it be subordinate in nature to the main house. 7 | P a g e Building Quality 204 S. 3rd utilizes a few main materials to create visual interest yet maintain simple and elegant design. The addition gables will be cladded with a traditional wood lap siding painted white. Feature elements will be cladded with a dark gray painted wood panel. We will reuse existing brick from the select demolition in the addition. The cobble stone will be carefully selected to match the original foundation. Building Roof Form The primary roof form consists of 9:12 gable end roofs. The addition maintains the 9:12 slopes with gable ends found on the existing residence. There are three flat roofs in the addition which are subordinate in nature. Site Design With four units on the site it is important to create usable open space that can be shared by all the unit owners while activating the street. Please see the landscape plans to see how we created outdoor living that encourages eyes on the street and pedestrian interaction. Parking and Vehicle Access Per table 38.540.050-1 of the Bozeman Municipal Code the total required parking for the project is 8 parking spaces. This is exceeded with 5 covered garage parking spaces and 7 parking spaces along Olive and S. 3rd. Utilities Electric and Gas come in from the Alley. Electric is currently overhead and will be relocated underground during redevelopment. Water and sewer comes in off S. 3rd Ave. Building Design Building design complies with UBC.
