RE: Southbridge Living, Site Plan Review Application No. 19485
Dear Lance,
The following is a transcription of your Development Review Engineering Division Comments,
along with responses (in bold italics) detailing how each item is addressed.
1. BMC 38.410.060 - All public easements must be provided with the master/site plan
submittal in a clean digital draft format for review prior to master/site plan approval.
Easements must be stamped by a licensed professional surveyor. The applicant may
contact the Engineering Department to receive a copy of the most recent easement
templates. Easements will be deemed inadequate if they are not in a final draft format
(signatures are not required for the draft review).
Please provide a complete easy to follow easement package for review. This includes any
applicant plats, existing easement, and proposed easements. This complete package is
helpful for tracking and review purposes.
Please note, when preparing signature blocks on any upcoming documents, please make
the following changes, where applicable:
Jeff Mihelich, City Manager
Mike Maas, City Clerk
If a newly official is established, please update the easement documents prior to final
submittal..
The following easements have been identified in the application:
a. Sewer and Water Pipeline and Access Easement
T: 406.581.4097 MCOTTERMAN@CADDISENG.COM I PO BOX 11805,BOZEMAN, MT 59719 WWW.CADDISENC3.COM
i. Attached Bluebeam edits have been provided. Please make the outlined
changes and submit the signed final copies to engineering for commission
approval.
The following easements have been identified for release and reconveyance in the
application:
a. None
The digital re-submittal includes the required revisions to the City staff members on the
signature blocks. The changes outlined in the bluebeam document provided have
been addressed as well. The owner's representative has executed the document with
a notary and the exhibit has been signed by the licensed E.S. The original hard copy of
the signed document can be delivered to the City for execution following review and
notification from the City.
Please don't hesitate to contact me if you have any questions or need any additional information
to complete your review of this project.
Sincerely,
MaOCottman, P.E., P.L.S.
