The house is a wood- framed, single-story structure with characteristics of the Minimal Traditional style typical of mid-century housing developments. It has a rectangular plan with a concrete foundation. The house has a front gabled roof covered in asphalt shingles. The rear addition has a smaller width than the main part of the house and a gable roof. A brick chimney is at the center of the house. The exterior walls are clad in synthetic wood grained siding. The primary façade faces south, onto E Tamarack St. The front entry is centered on the front façade, which is a gable front, with a nest gable and a full width enclosed porch. All of the original windows have been replaced with a metal sash. The windows are sliding and one-over-one-lite double-hung windows. There are also basement windows that appear to be fixed-lites. An outbuilding, possibly a shed, is in the rear yard, north of the house. It is wood framed with a corrugated metal roof. Aerial imagery, including the site map below, shows a second outbuilding with a gabled roof in the northwestern corner of the property, but it could not be seen from the public ROW. The site is well maintained. Vegetation in the front yard includes large mature deciduous trees. Mature deciduous trees are also located in the backyard, to the north of the house. Overall, the site is in excellent condition, but Metcalf does not find that it retains enough integrity to convey its original turn of the century historic character. Its current mid-century Minimal Traditional style suggests that it may have been remodeled around the time that the historic shed was added to the property. The house was moved to this location from an unknown location and lacks direct association with contemporaneous structures in the area. MONTANA HISTORIC PROPERTY RECORD PAGE 4 History of Property Property Name: 417 E TAMARACK ST Site Number: 120 HISTORY OF PROPERTY This property is located within the Northern Pacific Addition which was platted by John V. Bogert, Trustee, proprietor of the Northern Pacific Addition, on August 7, 1883. Lorena K. Clopton purchased this property on March 7, 1944. Lorena K. Clopton died on January 8, 1946 and the property went to her widow, John W. Clopton, and Earl C. Clopton. On June 29, 1948 John and Earl Clopton sold the property to David C. Clopton, a son of Lorena and John Clopton (Findagrave.com, 2004). A single-family dwelling was either moved to this location or constructed on this property in approximately 1947. The first occupant was Keith E. Boucher (R. L. Polk & Company, 1947). By 1950 Claren D. and Ruth Pearson were living in the residence (R.L. Polk & Co, 1950), which they purchased on April 3, 1951. Claren D. Pearson had been born on August 23, 1910 in Marshalltown, Iowa. While in Bozeman he worked as a bartender for the Crystal Bar (R.L. Polk & Co.) and as a State Highway Commissioner (R.L. Polk & Co). Ruth Wilma (Sunderland) Pearson had been born on October 17, 1920 in Bozeman to Mr. and Mrs. Joseph Sunderland. She attended Gallatin High School. Ruth and Claren married in 1949 in Deerlodge, Montana. Ruth worked at Montana State University as a housekeeper for fourteen years (The Montana Standard, 15 September 1983). Claren and Ruth were buried together in Sunset Hills Cemetery in Bozeman, after their deaths in 1995 and 1983, respectively (Findagrave.com, 2004). On April 15, 1991 Claren Pearson sold the property to Karl T. and Cynthia A. Hazen. The Hazens sold it to Yu Jin Cho on August 30, 2004. Yu Jin Cho is the current owner as of November 2019. The buildings do not appear in historic aerial imagery at this location until much later, however, indicating that they were moved here from an unknown location. The relocation, combined with extensive remodeling, has affected the site’s integrity. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria. The site does not retain adequate integrity and has been determined to lack individual significance under Criteria A, B, C, and D. The site is not located within an existing historic district and, because it was moved to this location, it lacks direct association with contemporaneous structures in the vicinity. Metcalf recommends that the site be considered not eligible and, in consideration of other historic properties within the Northern Pacific Addition, non-contributing to a potential district. Its current mid-century Minimal Traditional style suggests that it may have been remodeled around the time that the historic shed was built on the property. The replaced windows and siding affect integrity of materials, the addition in the back, and the replaced siding affect design, materials, and feeling. Further, the house was moved to this location from an unknown location and it lacks direct association with contemporaneous structures in the area.
