The house is a wood-framed, single-story structure built in the Craftsman style. It has a rectangular plan and a concrete foundation. The house has a front gabled roof over the main house and a shed roof over a side entry on the north end of the east façade, which appears to be a newer addition. The roof is covered in brown asphalt shingles. The exterior walls are clad in horizontal wood siding, and wood shingles are in the roof gable of the front façade. The primary façade faces south, onto E Tamarack St. The main entry is slightly off centered to the east and is accessed by a recessed wood front porch with square edged wood pillars that is enclosed by approximately 2-3 feet of horizontal wood siding as a railing. Most of the original windows have been replaced, but the openings are intact. The front picture window to the east of the front entry may be original with the original wood frame and stain glass decor above. Other window types observed from the public ROW include single-hung windows in modern vinyl frames. There is a single stall detached garage to the northeast of the house, with a front gabled roof and horizontal wood siding. The vehicle entry consists of wood panels and a row of glass or plastic windows near the top. The site is not well maintained. The front porch is falling apart in some sections and is slightly sagging. The driveway is dirt and there does not appear to be any deliberate landscaping. Vegetation in the front yard and along the driveway includes mature deciduous and coniferous trees. Mature deciduous and coniferous tree are also located in the backyard, to the north of the house. Very few changes have occurred; the asphalt roof has been replaced at least once and the windows have been replaced. The site is in fair condition overall, but still retains sufficient integrity to convey its historic character. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 411 E TAMARACK ST Site Number: 119 HISTORY OF PROPERTY This property is located within the Northern Pacific Addition which was platted by John V. Bogert, Trustee, proprietor of the Northern Pacific Addition on August 7, 1883. William and Effie Rae Batchelder purchased this property from Laura L. Stinnett on August 7, 1950. Effie Rae Batchelder transferred the property through a quit claim deed to William Batchelder on February 25, 1954. William “Bill” Batchelder had been born on February 14, 1919 in Livingston, Montana to Leslie and Rosina (Roth) Batchelder (Findagrave.com, 2004). Bill worked as a sheepherder at the young age of 9 years old. Later in life he worked as a section foreman for the Northern Pacific and Burlington Northern railroads. He retired from this position in 1980. Bill served during the Second World War in the U.S. Army as a pack master with an artillery unit. Bill married Effie Rae Scott on September 28, 1942. Bill and Effie Rae divorced on March 29, 1954 (Ancestry.com, 2017). Bill married Frances Weaver on November 3, 1957 in Bozeman, Montana. Frances had been born in Belgrade to Charles and Cora (Cowan) Weaver (Bozeman Daily Chronicle, 2009). The house was moved onto this property between 1942 and 1970. There is no listing for this address in the R. L. Polk City Directories from 1937 through 1968. This residence has a construction date of 1908 in the Montana Cadastral, but the structure does not appear on aerial photographs taken in 1937 and 1957 (Gallatin History Museum Photograph Files). The first listing of this residence in the R. L. Polk Directory is 1970. This property location does not appear on Bozeman Sanborn maps. From 1970 to 1974 Morris L. Wells and Robert Batchelder lived in this residence. The house must have a main living area and an apartment or secondary residence because there is a “1/2” listed in the city directory listing. Robert Batchelder is listed as living in the “1/2” from 1970 to 1974. Robert Batchelder is the son of William Batchelder (Ancestry.com, 2017; R. L. Polk & Company, 1968 to 1974). The house was vacant in 1976. In 1978 it was occupied by Mickey Batchelder and the ½ was vacant (R. L. Polk & Company, 1976 to 1978). William and Frances Batchelder sold the property to Conrad J. Kradolfer III and Vicki Kradolfer on February 7, 1978. In 1980, the city directory lists Conrad Kradolfer as living in the main part of the house with Mrs. Lou Miller living in the ½ (R. L. Polk & Company, 1980). Conrad J. Kradolfer III and Vicki Kradolfer sold the property to Donald R. Bissell on December 31, 1980. In 1982 Pamela Wolf was living in the main house and Mrs. Lou Miller was still living in the ½. From 1984 to 1986, Pamela Wolf was still a resident, and Sharon Sindelar was living in the ½. In 1989, Keith M. Marr was living in the residence and Paul M. Melegeorge was living in the ½. In 1990, C. D. Realsone lived in the main residence and Chris Helzer lived in the ½. In 1991, Britt Bissell lived in the main residence and Chris Helzer lived in the ½ (R. L. Polk & Company, 1982, 1984, 1986, 1989, 1990, 1991). Bissell sold the property to Brian P. Fay on February 8, 1991. From 1992 to 1994, Brian Fay lived in the main residence and Gregg Fay lived in the ½. From 1998 to 2000, Erik Dayhoff lived at the residence. In 2000, Blair Wood and Benjamin Zavora were also living at the residence, possibly in the ½ (R. L. Polk & Company, 1992, 1993, 1994, 1998, 1999, 2000). Brian Fay sold the property to Charles B. West and Armand L. Begnoche on October 3, 2002. In 2001 Brian Branton, Marvin Branton, and Erik Dayhoff had been living at the residence. In 2002, only Brian Branton was listed as resident. From 2003 to 2005, Andrew Coles lived at the residence. In 2006, Brian Branton was listed as living at the residence again. In 2007, Patrick McShane lived at the residence. In 2008 through 2009, Armand Begnoche lived at the residence. From 2010 to 2011 Andrew Coles was listed as a resident again. In 2012 the address was not listed in the city directory (R. L. Polk & Company, 2001, 2002, 2003, 2004, 2005, 2006, 2007, 2008, 2009, 2010, 2011, 2012). Charles B. West and Armand L. Begnoche are the current owners as of November 2019. MONTANA HISTORIC PROPERTY RECORD PAGE 6 Statement of Significance Property Name: 411 E TAMARACK ST Site Number: 119 NATIONAL REGISTER OF HISTORIC PLACES NRHP Listing Date: NRHP Eligibility: Yes No Individually Contributing to Historic District Noncontributing to Historic District NRHP Criteria: A B C D Area of Significance: Period of Significance: STATEMENT OF SIGNIFICANCE This property consists of two historical architectural features: a Craftsman bungalow built in 1908 and a detached garage. The buildings do not appear in historic aerial imagery at this location until much later, however, indicating that they were moved here from an unknown location. The relocation, combined with signs of deterioration, have affected the site’s integrity. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria. The site has been determined to lack individual significance under Criteria A, B, C, and D. The site is not located within an existing historic district and, because it was moved to this location in the 1960s, it lacks direct association with contemporaneous structures in the vicinity. Metcalf recommends that the site be considered not eligible and, in consideration of other historic properties within the Northern Pacific Addition, non-contributing to a potential district. MONTANA HISTORIC PROPERTY RECORD PAGE 7 Integrity Property Name: 411 E TAMARACK ST Site Number: 119 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) Overall, the site is in fair condition. The building was moved to its current location from an unknown previous location, likely in the 1960s. This move did occur in the historic period, but because the residential site is currently surrounded by largely industrial development, that move is found to have impacted its integrity of location, setting, feeling, and association. The front porch is deteriorating and slightly sagging, with missing sections of wood siding. The small addition of the side entry affects design and feeling, and the replaced windows and newer asphalt shingles affect feeling as well.
