The warehouse is a single-story metal-framed structure with a rectangular plan and a concrete foundation. The roof is a front gabled roof and appears to consist of corrugated metal, with several metal stovepipes protruding on both the west and east ends. The exterior walls consist of vertical corrugated metal siding around the entire exterior. The primary façade faces west, onto Rouse Ave. The main entry is off centered on the north end of the west façade, with windows on either side. Most of the original windows have been replaced with metal (possibly aluminum) sliding windows, but the original openings appear to be intact. The south elevation has a side entry on the west end and three vehicle bays: one small bay toward the center of the elevation and two larger bays on the east end of the elevation. The east elevation has an entry on the south end near the corner. The north elevation has three large vehicle bays toward the east end, and two sliding windows on the west end. A historic pole sign is in the northwest corner of the property, along Rouse Ave. There are no other features on the property, nor is there any notable landscaping besides the surrounding parking lot. The property was first recorded in 1983 by James R. McDonald Architects. At that time, it had not yet reached the fifty-year threshold for consideration as a historic property and was considered an “intrusive element within a potential historic district.” Since then, the property has come of age. The few changes that have occurred to the building mainly relate to window replacements. Overall, the site is in good condition and retains sufficient integrity to convey historic character. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: Fleetways Equipment Rental Incorporated Site Number: 117 HISTORY OF PROPERTY This property is located within the Northern Pacific Addition which was platted by John V. Bogert, Trustee, proprietor of the Northern Pacific on August 7, 1883. On October 8, 1964, Fleetways Equipment Rental Incorporated purchased this property from Edna Tracy White. On May 19, 1967, Richard E. Carlson purchased this property from Fleetways Equipment Rental Incorporated. A commercial structure was built on this property in 1967 (McDonald, 1984). Richard E. and Helen W. Carlson sold the property to M & W Repair, Inc. on March 11, 1975. M & W Repair, Inc. sold the property to Aamo Holdings, LLC on September 23, 2019. The city directory lists the businesses occupying the structure on this property in 1968 as Blackline Asphalt Sales, Fleetways Equipment Rental, and Fleet Tire Service. From 1969 to 1974 the listing is for Blackline Asphalt Sales and Fleetways Equipment Rental. From 1975 to 1994 business is listed as M & W Repair. It was first recorded in 1983 by James R. McDonald, at which time it was considered an “intrusive element within a potential historic district.” He stated, “the historic integrity of this property has not been retained due to change in original design and materials.” Metcalf Archaeological Consultants visited the site in October 2019 and has reassessed the potential eligibility of the site. Metcalf finds the site retains a level of integrity sufficient to convey historic character. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria. The site has been determined to lack individual significance under Criteria A, B, C, and D. The site is not located within an existing historic district; however, it should be considered eligible/contributing to a potential historic district composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey association with Postwar Expansion Phase of Bozeman’s development, and it reflects the gradual industrial development of the Northern Pacific Addition in Bozeman (RTI 2008). The existing Northern Pacific/Story Mill Historic District is nearby but has a period of significance that does not extend past 1945. Metcalf recommends further research be conducted regarding the post-war industrial development in the Northern Pacific Addition to evaluate district potential. MONTANA HISTORIC PROPERTY RECORD PAGE 6 Integrity Property Name: Fleetways Equipment Rental Incorporated Site Number: 117 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) Overall, the site is in good condition. All aspects of integrity are intact with slight impacts to feeling because of replaced windows, fading paint on the exterior walls, and a portion of lower southern exterior façade indented by a possible collision. No major alterations appear to have been made to the commercial warehouse. Metcalf finds it retains sufficient integrity to convey its historic character.
