The building is a wood-framed, single-story commercial building with characteristics of mid-century commercial architecture. It has a rectangular plan with a concrete foundation. The roof is a shed roof, with a broad overhanging eave on the main (west) façade. The roof slopes down to the rear (east) of the building. The exterior is clad in stucco, with red brick veneer on the west façade. There are two primary entrances, both located on the west façade. Each corresponds to one of two retail spaces inside the building. Both entrances consist of a slightly recessed standard glass door, with a bank of two large metal framed display windows to the north. The original windows and openings appear to be intact. Additionally, two-lite windows are located on the south elevation and an employee entrance is on the north elevation. A parking lot is located to the west and south of the structure, while the rest of the structure is surrounded by asphalt. The site is well maintained and features a mature deciduous boulevard tree on the south side of the building. No other vegetation exists on the property. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 204 N 7TH AVE Site Number: 019 HISTORY OF PROPERTY This property is located within Tracy’s 3rd Addition which was platted May 16, 1883 by William H. Tracy. Two residences were built on this property between 1904 and 1912. Both were torn down or moved prior to 1970, when the current commercial building was constructed. The address, 204 North Seventh Avenue, appears in the city directory for the first time in 1971. The business operating out of this location from 1971 to 1982 was Beneficial Finance Company. From 1983 to 1985 it was Al’s Pawn Shop. From 1986 to 1997 it was the Pawnee Sales Company Pawn Broker. In 1998 the business owner was Michael Diepietro. He operated the Less Rate Pawn pawnbrokers out of the building. From 2000 to 2011, it was Title Cash. There is no listing for this address in the 2012 city directory (R. L. Polk & Company, 1971 to 2012). The current business located in the space is All About Vacuums (Allaboutvacuums.com). The building on the location has an associated address, 200 North Seventh Avenue. Businesses using this address also first appear in the city directory in 1971. From 1971 to 1974, James Harper, a tax consultant for H & R Block, occupied the space. From 1975 to 1982 a dentist, Patrick Hayes, worked out of this location. From 1983 until 1985, Bozeman Trophy & Engraving was in the space. The space was vacant in 1986. In 1987 Wiser Denture Center moved in. From 1989 until 1999 the Bozeman Denture Center, or the Denture Care Clinic, occupied the space. In 2000, Shellenberg’s Delicatessen moved in, occupying the space until 2006 when Fresco Café moved in. Fresco Café occupied the space in 2012 but moved to a new location at 317 East Mendenhall Street in 2014 (R. L Polk & Company, 1971 to 2012; frescocafebozeman.com). As noted above, the current business in the building is All About Vacuums. The current owners in July of 2020 are Shirley K. Brown-Weinstein and Ronald S. Weinstein, Trustees of the Shirley K. This building is on the cups of the fifty-year threshold for consideration as a historic property. Metcalf finds that the site retains a level of integrity sufficient to convey historic character. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district composed of contemporaneous structures observed in the vicinity. The site retains sufficient integrity to convey association with the Postwar Expansion Phase of Bozeman’s development, particularly as commercial development grew along N 7th Ave (RTI 2008). Metcalf recommends further research be conducted regarding Bozeman’s Tracy’s 3rd Addition to evaluate district potential. All aspects of integrity have been retained. Metcalf finds the property retains sufficient integrity to convey its historic character.
