The property consists of one historical architectural feature: an apartment building built in 1947, and a modern detached garage. The historical feature is a wood frame, two story apartment building in the Art Moderne style. It has a rectangular plan with a narrow access extension on the rear of the building, and a modern addition which extends from the west end of this element of the building. The foundation is concrete. The roof is flat as was typical with the Art Moderne architectural style. The exterior walls are stucco. The addition, single-story and broken-gabled, is off the first-story at the north end of the west façade, and was added after 1983. A large rectangular wood-frame, shed-roofed garage, built in 1992, faces south at the west end of the property. The primary façade faces east onto 5th Avenue. The main entrance is above grade as a central enclosed entry, symmetrical, with an opening flanked by 6-fixed-lite windows. Two apartment doors are set into the protected wall of the entry. To each side of the entry on the first story is a 2-lite casement window, set close to the corners of building. Positioned directly above the first story windows, the second story windows are also 2-lite casements. The basement or garden level windows on the front façade differ slightly in width from each other and have deep window wells. The window openings appear original, though the windows have been replaced. The west façade is fairly complex as it includes the two story original rear access to the apartment building and the modern additions to the property as visible from the ROW. Metal fire-escape scaffold steps are affixed to the west façade for access to the upper stories. These stairs begin at the south side of the broken-gabled addition which extends from the north end of the west façade of the original building. The single story addition has a deep overhang on the south façade which offers protection for entry doors to the original apartment building and to the addition. Sliding glass doors are set in the west and south façades. A sidewalk on the west façade of the addition is similarly protected by a deep overhang. A four-stall modern wood-frame garage with a shed roof faces south and is connected to the sidewalk around the addition. The garage doors are without windows, and the garage measures 26 feet by 48 feet. The site is physically well maintained and features mature plantings on the east and south sides of the property, which create some shade for the building as well as for the rear yard. The property was first recorded by James R. McDonald in 1983, and at that time was considered an “intrusive element within a potential historic district,” and assessment indicated “the historic integrity of this property has not been retained due to change in original design and materials.” Since that time, the site has reached the fifty-year threshold for consideration as a historic property, and Metcalf Archaeological Consultants has re-evaluated the potential eligibility of the property. Metcalf finds it retains sufficient integrity to convey historic character.

HISTORY OF PROPERTY
The property was originally purchased and owned by William Beall. John Karp and Treentje Karp, Floyd Spady and Florence Spady,
J.A. Spady and Maggie Spady, and John P. Cloninger and Mary Cloninger. They subdivided and platted this area into lots, blocks,
streets, avenues, and alleys as Karp’s Addition to Bozeman, Montana on October 11, 1945. The Karp’s Addition was officially
recorded in 1946.
A residence was built on the lot in 1947 (Montana Historical and Architectural Inventory, 1984). Floyd and Florence Spady lived in this residence in the mid-1950s. By 1958 the Spadys had moved from 303-305 North Fifth Avenue and were living at 315 North Fifth Avenue (R. L. Polk & Company, 1950, 1954, 1956, 1958). Floyd Spady had been born March 31, 1909 in Belle Fouche, South Dakota. His parents were John and Magdaline Spady (The Montana Standard, 28 March 1959). Florence Spady had been born on December 8, 1907 in Amboy, Minnesota to Frank and Ella (Borchert) Rehse. Florence graduated from high school in Des Moines, Iowa in 1926. In 1929, she graduated from nurse’s training at Kahler Hospital in Rochester, Minnesota. Floyd and Florence were married in Big Timber, Montana, on August 4, 1931. Florence worked for Bozeman Deaconess Hospital and Home Care Nursing from 1930 to 1956. In 1956 she decided to go back to school and attended Montana State College (Montana State University) from 1956 to 1957, working on a master’s degree in nursing. Florence and her husband Floyd built and managed Bozeman’s first licensed nursing home, the Florence Convalescent Center, from 1959 until their retirement in 1971 (The Belgrade News, 27 Dec 2005). Florence and Floyd were buried in Sunset Memorial Park in Belgrade after their deaths in 2005 and 2006, respectively (Findagrave.com, 2004). Floyd and Florence Spady sold this residence to Trinia Dyk, Peter S. Dyk, Jeanette Goossen, Simon Dyk, Agnes Nasner, and John S. Dyk on May 1, 1957. Simon and Elizabeth R. Dyk sold their ownership to Peter Dyk on March 18, 1969. Trinia Dyk, Peter S. Dyk, Jeanette Goossen, John S. Dyk, and Agnes Nasner sold the property to Philip J. Schroeder on March 24, 1977. Philip and Barbara Schroeder sold the property to Craig Bredvold on November 26, 1984. The Bredvolds sold the property to the Historic Northside Bozeman LLC on July 17, 2008. Historic Northside Bozeman, LLC failed to pay taxes for 2009, prompting the County Treasurer to seize the property. On September 28, 2012 the Montana Eighteenth Judicial District Court issued a judgment by default and order for sale of property against Historic Northside Bozeman, LLC, et al. (D: #2438388). On June 6, 2014 Dean W. Halse purchased the property from the Gallatin County Sheriff. Halse filed a quit claim deed to Halseco, LLC, Cynthia Halse Stutsman, Big Sky Assets, LLC, Kristie Kriby, and the Halse Company, LLC on September 2, 2014. The property was sold to Daniel Gerharter on September 30, 2014; he filed a grant deed to Gerharter Rental LLC on December 12, 2017. The current owner of the property as of June 2020 is Gerharter Rental LLC.

The property is an apartment building that was first recorded by James R. McDonald in 1983, and at that time was considered an “intrusive element within a potential historic district.” His assessment indicated “the historic integrity of this property has not been
retained due to change in original design and materials.” Since that time, the property has come of age, and Metcalf Archaeological Consultants disagrees with the previous evaluation by McDonald. This site retains a level of integrity sufficient to convey historic character.
Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP of State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been
evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey association with the Postwar Expansion Phase of Bozeman’s development (RTI 2008). It is representative of multiple-unit housing within residential development, as was
seen throughout central Bozeman. Metcalf recommends further research be conducted regarding Bozeman’s 1946 Karp’s Addition to evaluate district potential.

INTEGRITY (location, design, setting, materials, workmanship, feeling, association) Overall, the site is in excellent condition. A rear addition made after 1983 affects the design and feeling of the original building to a degree, but the materials, location, workmanship, setting, and association aspects are largely intact. Metcalf finds the property retains sufficient integrity to convey its historic character.
