An addition was built on the west side in 1982, including a partial second story. The building was originally a gas station/service center. It sits on a corner lot, set back from the north and west property lines, with paved parking along three sides. The building has a roughly rectangular, but irregular footprint, and a concrete foundation. The northwest corner of the original gas station is rounded, typical of the property type and period of construction. The roof of the original single-story portion is flat, with an asphalt-shingled false mansard on the north, west, and south elevations. To the east on the north side of the building is the 1980s addition. It is a single-story, brick-faced volume extending further north. It has a canted northwest-facing wall that mimics the original building’s rounded northwest corner. Set back from the north elevation of the addition is a second story volume, which is clad in EIFS. The building shares its west wall with a late-mid-century, single-story commercial building that replaced an earlier two-story structure. The shared wall remains as an over-sized and unusual element clad on the west side with standing-seam metal siding and on the west side, with EIFS. The building’s primary façade faces west. The original rounded corner has a side-hung glass door entrance with a transom lite. Further south on the original volume is a pent-roofed bay with banked curtain windows and a secondary entrance. Other windows on the original portion of the building are stylized and consist of large three-over-three-lite fixed set arched window openings. These original window openings are also present on the north elevation. The 1980s addition has banked rectangular fixed windows. The second story also has large banked rectangular windows. A garage bay is on the extreme south end of the 1980s addition, facing west. The south elevation has a large side-hung service entrance. This site is in excellent condition. The modern additions have affected integrity of design, setting, and feeling; however, the additions stand apart and the original portion of the building retains its character defining elements and sufficient integrity to convey its historic character. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: EIGHTH & MAIN CARTER SERVICENTER Site Number: 085 HISTORY OF PROPERTY This area was platted as the Story Addition on June 18, 1872. The United States General Land Office issued a patent to William H. Tracy for the S ½ of NE ¼ Section 12, T2S R5E on June 15, 1872. Tracy, likely anticipating the issuance of that patent, had sold the land to Nelson Story on November 18, 1871. Elias Story purchased the property on November 4, 1874 and sold it almost immediately to Ellen Story on November 14, 1874. Elias Story Jr. purchased the property on July 29, 1889 from Ellen and Nelson Story and then sold it back to them on August 1, 1889. Nelson and Ellen Story sold the property to Thomas Byron Story on January 1, 1903. Thomas Byron Story transferred ownership to T. B. Story, Inc. on November 19, 1920. T. B. Story, Inc. transferred the property to Katharine F. Story on January 13, 1930. Katharine F. and T. B. Story transferred the property through a bargain and sale deed to Frank H. Johnson, Superintendent of Banks (MT), Trustee on November 3, 1932. The property was sold by Frank Johnson to the Belgrade State Bank on November 5, 1935. T. B. and Katherine Story retrieved the property through a quit claim deed on April 21, 1947. They sold the property to Ralph Williams on April 12, 1947. These lots were at the western edge of Bozeman and saw little development until the turn of the twentieth century, when single-family homes quickly filled in the lots south and north of West Main Street, from 4th through 11th Avenues. The blocks held by the Story family remained mostly undeveloped until the late 1940s, after the land was released from its collateral status. In 1904, 11th Avenue defined the western boundary of Bozeman, west of which the County Road (aligned with Babcock Street, just south of West Main Street) led west to the unincorporated rural areas. On May 11, 1949, the Carter Oil Company purchased the site and constructed the building in time for the 1956 operation as the Eighth & Main Carter Servicenter, operated by Jack Price Newkirk (R.L. Polk & Company, 1956). Jack and his wife Maxine L. lived close by at 522 North 5th Avenue (R.L. Polk & Company, 1956). Jack had been born on November 16, 1921 in Pocatello, Idaho; married Maxine L. Brown on December 7, 1944 in Billings; and died on February 24, 2003 in Bozeman (Ancestry.com, 2017; Ancestry.com, 2016; Ancestry.com, 2014). After having left the business in 1958, Jack and Maxine operated a trailer rentals company in Bozeman (R. L. Polk & Company, 1958 –1959). The Carter Servicenter was part of a rising service industry in Bozeman, as noted in the Bozeman Historic Resource Survey of 2008: “As in previous periods, the increase in automobile travel generated new businesses that catered to the rising number of car owners and tourists. Gas stations multiplied from twenty-one in 1950 to twenty-nine in 1961 and to forty by 1970. While these facilities concentrated on East and West Main near the downtown center for many years, they began to move outward with the 1950s. In 1956, they stretched east to the United Gaseteria at 1205 East Main and west to the Carter Servicenter at 720 West Main (RTI 2008: 42). The Carter Oil Company merged into the Humble Oil & Refining Company on December 31, 1959. In 1959, the business at 720 West Main was advertised as Gensemer’s 8th and Main Carter Service (R. L. Polk & Company, 1958-1959). Russell Sweigart Gensemer had been born on July 1, 1926 in Lancaster, Pennsylvania, and was living in Montana by August 1, 1948, when he married Anona June Anderson in Deer Lodge (Ancestry.com, 2001; Ancestry.com, 2016). By 1963, Gensemer had dropped the Carter name, to represent Enco instead. This was concurrent with the 1960 branding of the Jersey Standard affiliate Carter Oil of the northwestern states (Wikipedia). Gensemer subsequently left the station in 1964, when it became known as the Barnes Enco Service Gas Station. The business was called Bob’s Enco from 1966 through 1968. From 1969 through 1973, it was known as the 8th & Main Enco Service Gas Station, then as the 7th & Main Exxon Service Station from 1974 through 1979. The name change to Exxon was part of parent company Humble Oil’s need (in 1972) for a consistent national brand name, an attempt thwarted with the brands Enco and Esso, both used by other oil companies in several states. The corporate name change, from Humble Oil and Standard Oil of New Jersey, to Exxon Corporation and Exxon USA, respectively, also reflected this desire for a national identity (Wikipedia). The trustees of Exxon sold the property on July 10, 1979 to a group of six people (Brown, Westberg, the Radcliffes, and the Stantons), who leased the property with an option to purchase. Kwik Lube operated a service station there from 1979 through 1982, after which it was Vito’s Pizza for two years, before being listed as vacant in 1985 (R.L. Polk & Company, 1963 - 1985). The group who purchased the property in 1979 ultimately sold it to the McGee Partnership on July 1, 1985. The McGee Partnership operated the Country Flower Shop in the building from 1986 through 2017. The owner, as of 1981, was Susan McGee (R. L. Polk & Company, 1958 – 2012; LinkedIn; Bozeman Daily Chronicle, 8 November 2017). At the time of the shop’s transition to online sales only, Susan McGee sold her business of 36 years to two employees. Described as a “former schoolteacher from Minnesota, McGee purchased the flower shop in 1981 — then a small operation located in the current Roost Fried Chicken building on [West] Main. Over the years she grew the business and moved it several times, first downtown then to its final space, a former automobile service station across from the Lewis and Clark Motel (Bozeman Daily Chronicle, 8 November 2017).” In 2018, the building was remodeled to house Maven’s Market, which remains in operation there as of 2020. The property remains under the ownership of Susan McGee of McGee Partnership (MT Cadastral). The modern additions have affected integrity of design, setting, and feeling, but they stand apart and the original portion of the building maintains its character defining elements and retains sufficient integrity to convey its historic character. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and is not individually significant under Criteria A, B, C, or D. The site is not located within an existing historic district. It should, however, be considered eligible/contributing to a potential historic district composed of similar structures observed in the vicinity. The site is representative of a period of Bozeman’s expansion that occurred west along Main Street into a primarily residential neighborhood in the 1940s. This expansion altered the character of the surrounding area and ties in with the understanding of development within the Story Addition. Metcalf recommends further research be conducted regarding Bozeman’s Story Addition to evaluate district potential.
