It is a concrete single-story commercial retail strip mall containing six distinct retail spaces. Its style is typical of late mid-century commercial structures with full-height display windows, a stacked brick veneer, and a faux Mansard roof design. The building has a rectangular plan with a concrete foundation. The roof is flat with a faux Mansard design around the west, north, and south sides of the building. These faux roof sections are clad in wood shingles, while the east elevation has no roof extension. The exterior walls are painted concrete blocks with a red stacked brick veneer on the primary façade. The primary façade faces west, onto N 7th Ave., and is a wonderful architectural expression of modernism. The primary façade is 3-dimensional and consists of shaped entries set at regular intervals and at an angle to allow for a slight recess. Each entrance has a pair of metal framed plate glass display windows to one side of the door, typical of mid-century commercial buildings. An additional entrance is on the north elevation and doors are located on the rear for alley/parking access. Original windows and openings appear intact. Overall, the site is in excellent condition. The only vegetation on the property is a large mature deciduous tree on the north end of the east side of the building. Asphalt pavement surrounds the east, north, and south borders of the property for access and customer parking (added in 1974), and a concrete sidewalk sits in front of the west façade. Metcalf finds the property retains sufficient integrity to convey its historic character. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 210 N 7TH AVE Site Number: 020 HISTORY OF PROPERTY The property is located within Tracy’s 3rd Addition, which was platted May 16, 1883 by William H. Tracy. The property was owned by a variety of people until the current commercial building was built there in c. 1956. James H. Abbott and William L. Cahill purchased the property on June 26, 1956 and later that same year had a commercial building constructed on this property. Dave’s Lock & Key has been the anchor business from the time the building was built to the present (July 2020). The other office spaces in the building have contained a variety of businesses over time. Goldie E. Norine purchased the property from Abbott and Cahill on May 8, 1964. Goldie Norine had been born on November 9, 1916 in Sioux Pass, Montana to Harry and Carolyn Jackson. She grew up in Sidney and Savage, MT. She graduated from the Savage High School in 1935. In 1938 Goldie married Leon O. Anderson and they farmed near Savage, MT. Leon passed away in 1948. Goldie went back to school in Butte to obtain her business degree, and then moved to Livingston where Goldie opened a 50s style shop called Super Cream. In 1958 Goldie married Hedley L. Norine. They moved to Bozeman in 1961 where she managed the Diana Shop, a women’s clothing store on Main Street. She then became a realtor and broker and owned her own business, Town and Country Realty, until her retirement in 1982 (Bozeman Daily Chronicle, 18 March 2004). Myrna L. Reed and Shirley K. Brown-Weinstein each purchased 50% of the property on August 3, 2004. On January 29, 2007, the property was transferred to John C. and Myrna L. Reed, Trustees of The Reed Living Trust via a quit claim deed. On November 29, 2012, the property was transferred to Shirley K. Brown-Weinstein and Ronald S. Weinstein, Trustees of the Shirley K. Brown-Weinstein Revocable Trust via quit claim deed. Shirley K. Brown-Weinstein and Ronald S. Weinstein, Trustees of the Shirley K. Brown-Weinstein Revocable Trust are the current owners of the property as of November 2019. The anchor business in the building, Dave’s Lock & Key (or Dave’s Key Shop), was opened by David South soon after it was built in 1956. This was one of the first businesses to locate on N. 7th Avenue in Bozeman. David South sold the business to Winston and Carole Morrissey in 1986. The Morrisseys expanded the shop into the adjoining retail space to include a showroom. In January 2014, James and Mary Hanna purchased the business. James had worked for the Morrissey family. It is a concrete single-story commercial retail strip mall containing six distinct retail spaces. The site is in excellent condition, overall. All aspects have been retained. Metcalf finds it retains sufficient integrity to convey its historic character. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria. It is found to lack individual significance under Criteria A, B, C, and D. The site is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey association with the Postwar Expansion Phase of Bozeman’s development, particularly as commercial development grew along N 7th Ave (RTI 2008). Metcalf recommends further research be conducted regarding Bozeman’s Tracy’s 3rd Addition to evaluate district potential.
