MONTANA HISTORIC PROPERTY RECORD PAGE 3 Architectural Description Property Name: 16 S 9TH AVE Site Number: 034 ARCHITECTURAL DESCRIPTION Architectural Style: Craftsman If Other, specify: Property Type: Residential Specific Property Type: Single family dwelling Architect: Unknown Architectural Firm/City/State: Unknown Builder/Contractor: Unknown Company/City/State: Unknown Source of Information: N/A The property at 16 S. 9th Avenue, consists of a residence built c. 1935 in a minimal Craftsman style, and a modern shed constructed in 1990. The house is a modest bungalow—a single-story, wood-frame, rectangular structure clad with stucco. The roof has a clipped gable, and is covered with asphalt shingles. The primary elevation is on the west, and the above grade entry door is off-centered to the north. The concrete steps lacking railings. Two fixed-lite windows are on either side of the front door, and appear to be replacements within the original openings. The exterior stuccoing covers the foundation. At the basement level on either side of the front steps is a small side-by-side three-lite window. The south elevation has two windows of different sizes on the main level, each an original double-hung sash window. Two smaller windows are set asymmetrically at the basement level on this south elevation. Across the east half of the north elevation is the shadow of a shed-roofed extension that originally provided protection for the side subterranean basement access door. The shadow slopes down from its high point on the east end of the elevation. The door, access steps, and poured concrete foundation and cheek-wall remains are still intact. Above the outline of the former shed projection are two windows, one boarded up with plywood. The east elevation also has a boarded up window near the south corner and a door at the extreme north corner of the wall. The gable on this elevation is clipped. A plaster patched chimney is visible to the south of the ridge toward the rear of the house. Behind the house is a storage shed of corrugated metal, with a corrugated metal flat roof, added to the site in 1990. Vegetation around the site consists of a large lilac bush against the northwest corner of the building, and mixed grasses in the front lawn. A mature deciduous tree grows in the boulevard, in front (west) of the house and an unpaved driveway extends along the property’s south boundary. To the north is an east-west-trending alleyway, across which is the backside of the three-story Lewis & Clark Motel. MONTANA HISTORIC PROPERTY RECORD PAGE 4 History of Property Property Name: 16 S 9TH AVE Site Number: 034 HISTORY OF PROPERTY This site is part of the Story Addition, platted on June 18, 1872. The United States General Land Office issued a patent to William H. Tracy for the S ½ of NE ¼ section 12, T2S R5E on June 15, 1872. Tracy, likely anticipating the issuance of that patent, had sold the land to Nelson Story on November 18, 1871. Elias Story purchased the property on November 4, 1874 and sold it almost immediately to Ellen Story, on November 14, 1874. Elias Story Jr. purchased the property on July 29, 1889 from Ellen and Nelson Story and then sold it back to them on August 1, 1889. On August 20, 1903, Ellen and Nelson Story sold the property to Walter Story. Walter Story failed to pay the $1,028.35 in taxes assessed in 1921 and lost the property to Gallatin County (D: 63/418). The residence on this property was constructed between 1927 to 1943 (Sanborn Map Company, Sep 1927, Jan 1943). It is likely it was built by or for O. E. Sheppard, who purchased the property December 7, 1937 from Gallatin County. Oden Elbridge Sheppard was born on in 1892 in Missouri to C. W. and Dora Musgrave Sheppard (Ancestry.com, 2014). Dr. Sheppard was a professor at Montana State College, in the Department of Chemistry, from 1922 until he retired in 1946. He died a year after he retired, in Bliss, Idaho (The Montana Standard, 14 September 1947). Malcolm Nickey purchased the property in 1938. John Malcolm Nickey married Louise Kellams in 1938. Malcolm, his wife Louise and son John lived in this residence in 1940. Malcolm worked as a carpenter and Louise worked as a housekeeper (Ancestry.com, 2012) Vincent Nickey purchased the property on February 11, 1938. Mary Margaret Sheppard purchased the property from Vincent Nickey on May 28, 1939. Mary Margaret Sheppard was the daughter of Oden and Dorothy Sheppard who had previously owned the property. Mary Margaret was born in Kansas in 1917, and in 1921 moved with her family to Montana because her father, Oden Sheppard, had taken a job with Montana State College, in Bozeman. Mary Margaret attended Montana State University (the current University of Montana), in Missoula. (The Montana Almanac, 1957), receiving a degree in nursing in 1942. She worked as a nurse the rest of her life. She died in 1991 in Tucson, Arizona (Arizona Daily Star, 16 October 1991). Reetha Hufford purchased the property on June 9, 1941 from Mary Margaret Sheppard. Reetha Hanks was born in 1894 at Nye, Montana. She married John Hufford in 1912; he died in the 1920s. She came to Bozeman in 1937 where she operated an apartment house. She moved to Billings, MT in the 1940s (The Billings Gazette,7 November 1969). Frances M. and Albert N. Haas purchased the property on June 25, 1945 from Reetha Hufford. Frances Marie Swanson was born in 1901 in Montana to Alex and Jenny Swanson in Bridger Canyon, MT. She attended schools in Bridger and Bozeman and the Butler School of Cosmetology in Spokane, Washington. She married Albert Haas on April 29, 1935 in Bozeman. Frances operated a beauty shop in Bozeman for several years (The Billings Gazette, 16 November 1983). Albert N. Haas had was born in 1902 in Helena, Montana to John Michael and Kathleen O’Bannon Haas. He graduated from Townsend High School in Townsend, Montana. He attended the University of Utah, and then went on to attend the Law Enforcement Officers Training School at the University of Montana. On October 7, 1937 he became an officer of the Bozeman Police Department. In 1944 he was appointed Chief of Police in Bozeman and served for thirteen years in that capacity. He retired from law enforcement and was employed by the Credit Bureau of Bozeman until he retired in 1983 (Bozeman Daily Chronicle, 9 October 1994). June Carr purchased the property on October 8, 1946 from Frances and Albert Haas. In 1947 June Carr worked as a bookkeeper for Kenny’s Motor in Bozeman (R. L. Polk & Company, 1947). Torris H. and Norma G. Gjerde purchased the property from June Carr in 1949. Torris Henry Martin Gjerde was born on in 1927 in Livingston, Montana (Ancestry.com, 2011). Norma Gjerde was born on December 11, 1922 in Canada (Ancestry.com, 2015). They sold the property in 1967. James W. Van Winkle purchased the property on September 21, 1967 from the Gjerdes. James William Van Winkle was born in 1911 in Tuscale, Illinois to Robert and Martha Van Winkle. He graduated from Tuscola High School in 1928, and then went on to Illinois State Normal University, receiving a degree in education in 1935. In 1941 he received a master’s degree in science from the University of Colorado. He came to Bozeman in 1946 to join the faculty at Montana State College. He was appointed associate professor of agricultural economics and economics. He retired in 1972. James had married Jean Hansen, a music teacher, in Plainview MONTANA HISTORIC PROPERTY RECORD PAGE 5 History of Property Property Name: 16 S 9TH AVE Site Number: 034 Texas in1942. Jean died in 1987 and James died in 1991 in Bozeman, Montana (Great Falls Tribune, 24 February 1991). The Van Winkles did not live in this residence but lived at 1222 S. Willson during their ownership of the property. Gary E. Davis and Harold H. Hartman purchased this property on August 3, 1976 and sold it to Daniel A. Shyne the following month, on September 23, 1976. William J. Sebena purchased the property from Daniel Shyne on February 17, 1983. William J. “Bill” Sebena was born on October 29, 1919 in Butte, Montana to George and Mary Sebena. Bill built Wimpy’s Palace in Butte, one of the country’s first drive-ins to have outside speakers and carhops. Bill joined the Army during the second World War and was stationed in Paris, Texas. He eventually moved to Bozeman and purchased the Siesta Motel at 824 West Main Street. He demolished the Siesta Motel after operating it for about one year and built the Lewis and Clark Motel in its place. The Lewis and Clark Motel opened in 1978. He rented rooms in the Lewis and Clark for over $80 a night in the 1980s. The restaurant in the motel was its centerpiece and Bill cooked in the restaurant (Bozeman Daily Chronicle, 7 June 2008). The William Sebena estate transferred this property his daughter, Lisa Sebena, on August 19, 2013. Lisa Sebena is the current owner as of March 2020. Table 1. The site consists of a residence built in 1915 in a minimal Craftsman style, and a modern shed constructed in 1990. The site is in fair condition overall, evidence of deterioration is evident on the chimney bricks, the window casings, and exterior stuccoing. Regardless, integrity of location, design, setting, materials, and association are intact. Metcalf finds that the property retains sufficient integrity to convey its historic character. Sect. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey association with the Nationalization Phase of Bozeman’s development, which saw the perpetuation of many earlier building practices, but also the rise of new streamlined styles, new construction, and infill (RTI 2008). Metcalf recommends further research be conducted regarding Bozeman’s Story Addition in order to evaluate district potential. MONTANA HISTORIC PROPERTY RECORD PAGE 9 Integrity Property Name: 16 S 9TH AVE Site Number: 034 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) The site is in fair condition overall, with evidence of deterioration evident on the chimney bricks, the window casings, and many locations on the exterior stuccoing, as well as suggested by the boarded windows. The enclosure around the basement entrance on the north elevation has been removed, but the exterior wall of the house has not been refinished. The aspect of feeling is thus affected, and that of workmanship. All other aspects of integrity-location, design, setting, materials, and association are retained. Metcalf finds that the property retains sufficient integrity to convey its historic character.
