MONTANA HISTORIC PROPERTY RECORD PAGE 2 Architectural Description Property Name: 18 S 9TH AVE Site Number: 035 ARCHITECTURAL DESCRIPTION Architectural Style: Craftsman If Other, specify: Property Type: Residential Specific Property Type: Residential Architect: Unknown Architectural Firm/City/State: Unknown Builder/Contractor: Unknown Company/City/State: Unknown Source of Information: N/A The property at 18 S. 9th Avenue has two features: a residence built in the minimal Craftsman style in 1937, and a detached shed built in 1901. Feature 1 is a single-story, wood-frame house with a rectangular footprint. The gable roof has a front-facing gable, and is clad in asphalt shingles, with a stuccoed-over brick chimney at the south of the ridgeline near the front of the house. The house is clad in stucco, with no foundation visible. The primary elevation faces west and the structure is set on a narrow lot. The front door is just off- center to the north and has concrete steps leading to the above-grade entry. The steps lack railings. The west elevation is quite plain, with only one window located to the south of the entry door, and a vent in the gable peak. The window is original, double-hung with three vertical-lites over one lite. On the north elevation the driveway runs close to the building and there are just two windows set toward the front half of the wall, and a basement window opening that has been filled with concrete patching material. The window near the front corner has been replaced within the original opening, the window near the mid-point of the elevation is an original small double-hung window with three vertical-lites over one lite. The east elevation was not visible from the right-of-way, and the rear yard is enclosed with a rough wire and board gate and fence. The south elevation has the same simple organization, with asymmetrically placed original double hung windows with three vertical-lites over one-lite, and a board-covered basement window. Feature 2 is a small wood and metal shed in the yard near the northwest corner of the house. It dates to 1901, according to city records, and is clad on the west elevation with horizontal wood siding and has doors of corrugated metal panels, and a flat or shallow-pitched shed roof. The other elevations were not visible from the right-of-way. The property was originally recorded by James R. McDonald in 1984. At that time, McDonald found the site lacked sufficient integrity and was “an intrusive element within a potential historic district.” Metcalf does not concur with this assessment. Metcalf finds the property retains sufficient integrity to convey its historic character. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 18 S 9TH AVE Site Number: 035 HISTORY OF PROPERTY This property is part of the Story Addition, platted on June 18, 1872. The United States General Land Office issued a patent to William H. Tracy for the S ½ of NE ¼ section 12, T2S R5E on June 15, 1872. Tracy, likely anticipating the issuance of that patent, had sold the land to Nelson Story on November 18, 1871. Elias Story purchased the property on November 4, 1874 and sold it almost immediately to Ellen Story, on November 14, 1874. Elias Story Jr. purchased the property on July 29, 1889 from Ellen and Nelson Story and then sold it back to them on August 1, 1889. On August 20, 1903, Ellen and Nelson Story sold the property to Walter Story. Walter Story failed to pay the $1,028.35 in taxes assessed in 1921 and lost the property to Gallatin County (D: 63/418). The residence on this property was constructed around 1937. (Sanborn Map Company, Sep 1927, Jan 1943). O. E. Sheppard purchased the property December 7, 1937. Oden Elbridge Sheppard had been born on July 15, 1892 in Missouri , to C. W. and Dora Musgrave Sheppard (Ancestry.com, 2014). Dr. Sheppard was a professor at Montana State College, in the Department of Chemistry, from 1922 until he retired in 1946. He died a year after he retired in Bliss, Idaho (The Montana Standard, 14 September 1947). Malcolm Nickey purchased the property on January 3, 1938. John Malcolm Nickey married Louise Kellams in July of 1938. Malcolm, his wife Louise, and son John lived in this residence in 1940. Malcolm worked as a carpenter and Louise worked as a housekeeper (Ancestry.com, 2012). Vincent Nickey purchased the property on February 11, 1938. Mary Margaret Sheppard purchased the property on May 28, 1939 from Vincent Nickey. Mary Margaret Sheppard was the daughter of Oden and Dorothy Sheppard, previous owners of the property. Mary Margaret was born in Kansas in 1917. In 1921 she moved with her family to Bozeman, Montana where her father, Oden Sheppard, had taken a job with Montana State College. Mary Margaret attended Montana State University in Missoula (currently known as the University of Montana; The Montana Almanac: 1957), receiving a degree in nursing in 1942. She worked as a nurse the rest of her life. She died in 1991 in Arizona (Arizona Daily Star, 16 October 1991). Reetha Hufford purchased the property on June 9, 1941 from Mary Margaret Sheppard. Reetha Hanks was born in 1894 at Nye, Montana. She married John Hufford in 1912, and was widowed in the 1920s. She came to Bozeman in 1937 where she operated an apartment house. She moved to Billings, MT in the 1940s (The Billings Gazette, 7 November 1969). Frances M. and Albert N. Haas purchased the property on June 25, 1945 from Reetha Hufford. Frances Marie Swanson was born in 1901 in Montana to Alex and Jenny Swanson in Bridger Canyon. She attended schools in Bridger and Bozeman and the Butler School of Cosmetology in Spokane, Washington. She married Albert Haas in 1935 in Bozeman. Frances operated a beauty shop in Bozeman for several years (The Billings Gazette, 16 November 1983). Albert N. Haas was born on July 29, 1902 in Helena, Montana to John Michael and Kathleen O’Bannon Haas. He graduated from Townsend High School in Townsend, Montana. He attended the University of Utah, and then went on to attend the Law Enforcement Officers Training School at the University of Montana. In 1937 he became an officer of the Bozeman Police Department. In 1944 he was appointed Chief of Police in Bozeman and served for thirteen years in that capacity. He retired from law enforcement and was employed by the Credit Bureau of Bozeman until he retired in 1983 (Bozeman Daily Chronicle, 9 October 1994). Julia Backus purchased the property on June 17, 1949. Julia and James Backus lived in this house in 1950. James Owen “Happy” Backus was born on October 7, 1903 in Fowler, Colorado to James and Sara Cushatt Backus. James served in the Navy following the first World War, arriving in Bozeman when he was 24 years old. He married Julia Verwolf in 1935. He died while residing at this house in 1953 (Findagrave.com, 2004). Julia “Judy” Verwolf was born on January 18, 1915 in Manhattan, Montana to Len and Emma Hammersma Verwolf, both immigrants from Holland. After the death of her husband, Judy worked at Kessler Dairy in Bozeman, and later moved with her children to Missoula, MT in 1956. Judy married Jess Raser in 1969. Judy died in 2003 (Findagrave.com, 2004). Herman and Dorothy Skagen purchased the property. No deed of transfer from Julia Backus to Herman and Dorothy Skagen was found in the grantor/grantee indices. Herman Skagen was born in Roundup, Montana, and married Dorothy Joliff in Billings, MT in 1942. He worked as a cement mason and contractor most of his life. Herman died while hunting in the Snowy Mountains outside of MONTANA HISTORIC PROPERTY RECORD PAGE 4 History of Property Property Name: 18 S 9TH AVE Site Number: 035 Lewistown, MT. He was hunting with his son, they parted ways and Herman never returned. His body was found by a logger (The Billings Gazette, 15 December 1973). Elizabeth A. Brooks and Marie A. Murphy purchased the property on April 26, 1957 from the Skagens. Elizabeth Brooks was born in 1898 in Chestnut, Montana to Mr. and Mrs. John Maykuth. She married James A. Brooks in 1917. Soon after James Brooks died in 1956, she purchased this property with her daughter, Marie Murphy. She later owned the property jointly with another daughter, Mae Tootell. Elizabeth died in 1979 (The Billings Gazette, 22 November 1979). Elizabeth Brooks lived in the residence on this property until her death in 1979 (R. L. Polk & Company, 1958-1980). Mae Tootel sold the property to Janice Johnson Cole on May 2, 1988. Janice Johnson Cole sold the property to Elizabeth Mary Delesalle on June 7, 2017 and the property is currently still in the Delesalle family as of June 2020. Table 1. The property was originally recorded by James R. McDonald in 1984. At that time, McDonald found the site lacked sufficient integrity and was “an intrusive element within a potential historic district.” Metcalf does not concur with this assessment. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register eitehr 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district composed of similar structures observed in the civinity. The site retains suffcieint integrity to convey association with the Nationalization Phase of Bozeman’s development, which saw the perpetuation of many earlier building practices, but also the rise of new streamlined styles, new construction, and infill (RTI 2008). Metcalf recommends further research be conducted regarding Bozeman’s Story Addition in order to evaluate district potential. MONTANA HISTORIC PROPERTY RECORD PAGE 9 Integrity Property Name: 18 S 9TH AVE Site Number: 035 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) The site is in good condition, overall. No major alterations are apparent other than the infill of a basement window with concrete patching material and the replacement of one window within the original opening, both of these changes on the north elevation of the house. There are issues with some deterioration of the window and door frames, and flaking off of the plaster around the chimney. Some paint is peeling where it covers the original stucco finish. The property retains the aspects of location, design, setting, materials, workmanship, feeling, and association. In 1984, James R. McDonald concluded the property to lack integrity “due to changes in original design and materials”. Metcalf does not concur. Metcalf finds the property retains sufficient integrity to convey its historic character.
