Babcock St, is a single-story duplex built in 1937 in the Spanish Revival style. It was originally recorded by James R. McDonald in 1984. The two-unit dwelling is wood-framed, and the exterior is clad with stucco. The structure has a square footprint and is on a concrete foundation which is entirely covered by the stucco exterior. The flat roof is suited to the style of the building, with a stepped parapet on the primary (south) façade. The aerial view indicates the roof covering to be rolled asphalt. The primary façade faces south onto W Babcock St. The entrances to the two separate units are above-grade and accessed by separate flights of wooden steps which have been built over the original concrete steps. Both entries have a separate concrete sidewalk leading from the city sidewalk. The doors are centered under the second step of the parapet. To the east and west of both entries is a window. Most, if not all, of the windows on the duplex have been replaced. The variety of window types used on the south elevation includes a sliding window west of the west end doorway, and a small fixed-lite window to the east. To the west of the east door is a small sliding window, to the east a larger fixed-lite window. None of the openings on the primary elevation are matched in size, indicating past alterations. On the west and east elevations, a single window is on the main level, at the mid-point of the wall. On the basement level of the west elevation are two low-set windows, also modern replacements for original similar but not exactly sized windows. The north elevation and the east elevation were screened from view. A modern metal storage building is on the alley at the rear of the property, but it is not known to be associated with the duplex. The site was originally recorded by James R. McDonald in 1984. At that time, it was considered “an intrusive element within a potential historic district.” However, Metcalf finds the property to retain sufficient integrity to convey its historic character. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 815 W BABCOCK ST Site Number: 043 HISTORY OF PROPERTY This property is part of the Story Addition, platted on June 18, 1872. The United States General Land Office issued a patent to William H. Tracy for the S ½ of NE ¼ section 12, T2S R5E on June 15, 1872. Tracy, likely anticipating the issuance of that patent, had sold the land to Nelson Story on November 18, 1871. Elias Story purchased the property on November 4, 1874 and sold it almost immediately to Ellen Story, on November 14, 1874. Elias Story Jr. purchased the property on July 29, 1889 from Ellen and Nelson Story and then sold it back to them on August 1, 1889. On August 20, 1903, Ellen and Nelson Story sold the property to Walter Story. Walter Story failed to pay the $1,028.35 in taxes assessed in 1921 and lost the property to Gallatin County (D: 63/418). O. E. Sheppard purchased the property from Gallatin County on December 7, 1936. Oden Elbridge Sheppard was born in 1892 in Missouri to C. W. and Dora Musgrave Sheppard (Ancestry.com, 2014). Dr. Sheppard was a professor at Montana State College, in the Department of Chemistry, from 1922 until his retirement in 1946. He died a year after he retired in Bliss, Idaho (The Montana Standard, 14 September 1947). Malcolm Nickey purchased the property on January 3, 1938 from O. E. and Dorothy Sheppard. John Malcolm Nickey married Louise Kellams in July 1938. Malcolm worked as a carpenter and Louise worked as a housekeeper (Ancestry.com, 2012). Vincent Nickey purchased the property from Malcolm Nickey on February 11, 1938. Mary Margaret Sheppard purchased the property on May 29, 1939 from Vicent Nickey. Mary Margaret Sheppard was the daughter of Oden and Dorothy Sheppard who had previously owned the property. Mary Margaret was born in Chanute, Kansas in 1917. In 1921 she moved with her family to Bozeman, Montana where her father, Oden Sheppard, had taken a job at Montana State College. Mary Margaret attended Montana State University (now University of Montana), in Missoula (The Montana Almanac: 1957), receiving a degree in nursing in 1942. She worked as a nurse the rest of her life. She died in 1991 in Tucson, Arizona (Arizona Daily Star, 16 October 1991). Reetha Hufford purchased the property on June 9, 1941 from Mary Margaret Sheppard. Reetha Hanks was born in 1894 at Nye, Montana. She married John Hufford in 1912 and was widowed in the 1920s. She came to Bozeman in 1937 where she operated an apartment house. She moved to Billings, MT in the 1940s (The Billings Gazette, 7 November 1969). Henry H. and Ruth Aline Wruck purchased the property on January 12, 1945. Henry Wruck was born in 1904 in Elk River, Minnesota to Frederick and Emilia (Moss) Wruck. He died in 1963 in Bozeman, Montana (Findagrave.com, 2004). Raymond H. and Mary F. Mullica purchased the property on July 17, 1945 from the Wrucks and owned it briefly, selling it to Stanley L. and Frances E. Glass on March 20, 1946. The Glasses sold the property ten days later to Donald W. and Ida J. Curtis on March 30, 1946. Kermit A. and Thelma M. Brant purchased the property a year later, on March 29, 1947. Kermit “Jack” A. Brant was born in 1907 in Castle Rock, Minnesota. Thelma Marie Brant was born in 1914 in Picton, Ontario, Canada to John Lloyd and Edith (Martin) Gunter. She grew up in Helena, Montana (Bozeman Daily Chronicle, 13 October 1997). She married Kermit Brant in 1931 in Townsend, Montana. They moved to Bozeman in 1933 and opened the Wallace Street Grocery. After ten years in the grocery business, Jack went into real estate and insurance. Thelma taught a children’s bible class for thirty years. Both Jack and Thelma died in 1997, Thelma in October and Jack in June (Findagrave.com, 2004). The Brants did not live in this residence, but instead lived at 512 N. Tracy while owning this property (R. L. Polk & Company, 1950 – 1964). Steve and Veronica M. Feller purchased the property on March 31, 1964 from the Brants. George H. and Phyllis S. Hillard bought the property on February 28, 1966. George Hillard married Phyllis Billmyer in 1954 in Park County, Montana. The Hillards owned the property until March 14, 1972 when they sold it to Richard E. and Marjorie A. Brooks. The Brooks sold it less than two years later to Daniel S. and Beverly Chandler, on January 4, 1974. Craig C. and Mary Fellows purchased the property on June 16, 1977. Craig Fellows married Mary Kay Morasko in 1976 in Gallatin County, Montana. Craig and Mary Fellows never lived in this residence but resided elsewhere in Bozeman (R. L. Polk & Company, 1977-1998). They sold the property to Bruce Burns on June 28, 1998. The Bruce Burns’ estate sold the property to Fellows Properties LLC on December 7, 2000. The property transferred to Kendra R. Fellows and Cory Michael Robinson on February 1, 2002. Babcock St, is a single-story duplex built in 1937 in the Spanish Revival style. It was originally recorded by James R. McDonald in 1984. The site was originally recommended “an intrusive element within a potential historic district;” however, Metcalf finds the property to retain sufficient integrity to convey its historic character. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criteria A, B, C, and D. The site is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey association with the Nationalization Phase of Bozeman’s development (RTI 2008). Infill projects were commons in this phase, introducing new styles and property types, like apartment buildings, into previously established residential neighborhoods. Many of these newer homes were economically built, but “blended well in scale and siting with their older neighbors” (RTI 2008:34). The site is representative of the Spanish Revival style, which had first become popular in bungalows and apartment buildings in the 1920s. Metcalf recommends further research be conducted regarding Bozeman’s Story Addition to evaluate district potential. MONTANA HISTORIC PROPERTY RECORD PAGE 8 Integrity Property Name: 815 W BABCOCK ST Site Number: 043 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) The site is in good condition, overall. It is possible that the stucco is not the original stucco, and it is certain that modifications to the structure include most, if not all, windows. The replacement of the windows may have entailed changes to the original openings, which would account for the lack of uniformity in the sizes of the windows as they exist today. Some alterations can be noted when comparing the McDonald photograph from 1984 with today’s structure. These changes to the fenestration detract from the aspects of materials, design, and feeling. The aspects of location, setting, workmanship, and association are intact. In 1984, McDonald concluded “The historic integrity of this property has not been retained due to change of original design and materials.” Metcalf disagrees and finds the property to retain sufficient integrity to convey its historic character.
