MONTANA HISTORIC PROPERTY RECORD PAGE 2 Architectural Description Property Name: 512 W MAIN ST Site Number: 070 ARCHITECTURAL DESCRIPTION Architectural Style: Craftsman If Other, specify: Property Type: Commerce Specific Property Type: Bed and furniture store Architect: Unknown Architectural Firm/City/State: Unknown Builder/Contractor: Unknown Company/City/State: Unknown Source of Information: N/A The property at 512 W. Main St is composed of two historical architectural features, a house built in an eclectic bungalow style with Craftsman and Vernacular influences, and a detached garage of the same stylistic reflection. At the rear of the site are two modern storage sheds. Listed on the National Register of Historic Places as contributing to the Cooper Park Historic District, 24GA953, in 1987, the property has since been adapted for use as a commercial enterprise. Few alterations have been made to the exterior of the building. Feature 1, a one-and-a-half-story, wood-frame bungalow, has a rectangular foot-print and a cross-gable roof with deep eave overhangs. The exterior is clad in wood horizontal siding on the first-story, and wood shingles in the gables. The foundation is concrete blocks faced with a plaster or stucco material. The roof is clad in asphalt shingles. The primary façade faces north and is gable-front with large fixed-lite windows forming an enclosed porch on the first story. The porch spans the façade, and the low-pitched hipped-roof protects the entry door. The entry is above-grade is off-center to the west on the facade, with wooden steps and plastic side-rails. The original windows with plain glass leaded decorative lites above a single-lite below are to the east of the door, and sheltered by the porch roof and the large fixed-lite panels that have been placed on the original porch skirting on both sides of the door. In the upper half-story gable are two double-hung one-over-one-lite windows set side by side and centered under the gable peak. The windows have been replaced with aluminum storm windows within the original openings. The deep eave over-hang has a slight kick at the end, and a boxed cornice return detailed with wood trim. On the east elevation, a small leaded glass window with six-sided lozenges of plain glass is set between the front porch and a shallow projecting bay. The bay contains a triplett window; the center panel has diamond-pattern-mullions around plain leaded glass set over a one-lite, the side windows have the plain glass lozenges set above single-lites. South of the bay is a double-hung window that has been replaced within the original opening by a modern aluminum storm window. Small windows are spaced in the foundation, which is crumbling. The south, or rear, elevation has a gable matching the front gable, but largely obscured by a tree and the modern metal flat-roofed storage unit that parallels the driveway. The west elevation has a small lozenge-shaped plain glass leaded window set near the north end by the side windows of the porch. A side door is set at grade to allow access from the side yard and sidewalk. Two double-hung windows with replacement aluminum storms is just south of the door, and pair of double-hung windows is near the north end of the elevation. Centered in the gable above, modern aluminum storm windows have replaced the two original double-hung within the original openings. The second feature, the detached garage, is a one-story, wood-frame, gable-front structure with a single garage bay and door. It is stylistically matched to the original house, and likely was built at the same time. The feature is clad in horizontal wood siding on all elevations, and the roof is clad in asphalt shingles. The garage door is set on the north elevation, most of which is obscured by a domed storage tent. Craftsman influence is noted in the use of wooden bracket to decorate the over-hang of the north and south elevations in the gable ends, and the presence of exposed rafter-tails on the east and west elevations. No windows are on the east elevation, the rear or south elevation is not visible from the ROW, and a side door and a window are set on the west elevation. This site is currently listed in the NRHP as a contributing feature within the Cooper Park Historic District. Metcalf finds it retains sufficient integrity to convey historic character and maintain its listed status. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 512 W MAIN ST Site Number: 070 HISTORY OF PROPERTY This property is part of the Story Addition, platted on June 18, 1872. The United States General Land Office issued a patent to William H. Tracy for the S ½ of NE ¼ section 12, T2S R5E on June 15, 1872. Tracy, likely anticipating the issuance of that patent, sold the land to Nelson Story on November 18, 1871. Fellows D. Pease purchased the property on July 16, 1872. John Parkhurst and C. L. Patterson/Pattison purchased the property from Pease on April 10, 1876. William H. Martin and Alfred Meyers (Martin & Meyers) purchased the property from Parkhurst and Patterson on December 20, 1877. Elizabeth B. Hoffman, the wife of Charles Hoffman, purchased the property on January 28, 1880 from Martin and Meyers. Lavantia Pease, the daughter of Fellows Pease, purchased the property from the Hoffmans on September 10, 1882. Thomas Lewis purchased the property from Pease on July 25, 1887. Joanna Woolverton purchased the property from Lewis on July 1, 1902. Joanna Woolverton died intestate on January 22, 1907, leaving three heirs – W. W. Woolverton (her husband), and sons George L. Woolverton and Eugene L. Woolverton. Each received 1/3 interest in her real estate. At the time of her death, she owned the W10’ of Lot 2, all of Lot 3, and E 10’ Lot 4 and Lot 5 and the W 20’ of Lot 4 in Block E Story’s Addition, along with other lots. On November 15, 1905, Joanna Woolverton sold Lot 5 and the W20’ of Lot 4 to Frank Waldorf but retained the title in her name until Waldorf paid in full; her remaining interest in this property passed to her heirs (Ancestry.com, 2015). Frank A. Waldorf purchased the property on July 7, 1908 and probably had the residence built on this property between 1910 and 1912. The Waldorf family lived in this residence until they sold the property in 1926. Frank Waldorf worked at the Owenhouse Hardware Company, first as a clerk and then as Vice President. Frank and Amy Waldorf moved from Bozeman to California between 1926 and 1929 (The Montana Standard, 20 January 1929). The Waldorfs sold the property to John W. Criswell on September 4, 1926. In 1927 the property was vacant but by 1929 Emmett Overstreet and Morgan Glenn were occupying the residence. Chriswell sold the property to Lewis S. Thorpe on April 17, 1930 and the Thorpe family took up residence along with local photographer Albert Schlechten. Lewis Thorpe, born in Napoli, New York in 1871 to George E. and Betsy Miller Thorpe, came to Bozeman, Montana in 1891 to work for the waterworks. He began working for the City of Bozeman in 1903 as the City Engineer, a job which lasted 46 years. Lewis married Olive Jane Cupples in 1898. Olive Jane Cupples was born in Curlinsville, Pennsylvania to Andrew and Clara Saldron Cupples in 1878 (Ancestry.com, 2001). Olive died in 1938, and Lewis died in 1947 (The Independent-Record, 11 July 1947). Esther Thorpe Colvin, the daughter of Lewis and Olive Thorpe, took ownership of the property on August 17, 1939. Ben A. and Clara H. Dixon purchased the property from Esther Colvin on August 12, 1947. Clara Dixon was born in Bozeman, Montana (Arizona Republic, 18 May 1967). The Dixons lived in the residence until it was sold to Terrill F. and Virginia Casebolt on March 9, 1951. Terrill F. Casebolt was born in Hartline, Washington to George and Bessie Elder Casebolt in 1902. He graduated from Chillicothe Business School in Chillicothe, Missouri and then moved to The Dalles, Oregon. He married Virgina Scott in 1927 and they moved to Bozeman in 1949 and purchased this residence in 1951. Terrill retired in 1967, after which they moved to Pony, Montana (The Billings Gazette, 25 April 1987). Ingvard and Jacqueline Jensen purchased the property on May 19, 1978 and owned it briefly, selling to Carolyn R. Badura on April 13, 1979. While owning this property, Carolyn lived at 601 W. Main Street. From 1980 to June 2020 the building housed Nights Delight Waterbeds which eventually transitioned to Nights Delights Beds and Furniture and Geni Wigs (R. L. Polk & Company, 1980-2012). Carolyn was born on October 10, 1944 in Powell, Wyoming to Frank and Catherine Franskovak Badura, and married George Melbourne Hubbard in1988 in Park County, Montana (Ancestry.com, 2017). The property passed to Christie Lynn Badura Hansen, the daughter of Carolyn Badura Hubbard, on October 8, 2015. Christie Hansen is the owner of the property as of March 2020. The property was listed on the National Register of Historic Places in 1987, as a contributing property within the Cooper Park Historic District. Some changes have occurred since that time, but none that should affect that status. There is evidence of chipping and cracking along the east elevation foundation. The majority of the windows have been replaced with modern aluminum storm windows, but within the original openings, and the originally open front porch has been enclosed with large fixed-lite windows, and these alterations somewhat diminish the design and feeling. The aspects of location, setting, materials, workmanship, and association are intact, and the aspects of design and feeling only slightly diminished. Metcalf finds the property retains sufficient integrity to convey its historic character.
